Description

A charming Grade II listed cottage located on the pedestrianised hill overlooking St Leonard's church, with wonderful far reaching views over the town to the sea.  The property has been beautifully renovated and has contemporary elegant style, but maintains its period features and accommodates 3 adults and a child or 2 adults and 2 children.  Downstairs there is a living room looking out onto the church, leading through to the kitchen with a breakfast bar and stools for dining.  On the first floor is the main bedroom with views over the church to the sea and the smaller bedroom to the rear with views over the town to the sea.  The views from the attractive raised courtyard to the rear are stunning and a wonderful place to sip an aperitif and watch the seascape over the rooftops of the town.  Shop: 5 minute walk   Pub: 5 minute walk  Beach: less than 1 mile

What we love about this property: The pretty location on the hillside overlooking the town and the sea with the pedestrianised street and just a few minutes' walk from the High Street

Ground Floor:

Sitting Room with wood effect flooring and a large rug, there is a 3 seater sofa and an armchair, plus a wicker chair, marble topped chess table and floor lamps.  The feature inglenook fireplace houses the Smart T.V. and there is also a nest of tables

Two steps up lead into...

Kitchen/Dining Area with wood effect flooring. There is a breakfast bar with 4 stools for dining and the kitchen area has a gas hob with oven beneath, a freezer and fridge, plus washing machine, dishwasher and microwave.  A Nespresso coffeee machine adds that little extra.  the back door leads out to the side passage and garden area.

First Floor:

Bedroom 1 is carpeted and has lovely views to the sea and over the churchyard.  There is a super king size bed with bedside tables and lamps, a chest of drawers, wardrobe and desk

Bedroom 2 is carpeted with wonderful views over the town rooftops to the sea.  There is a single bed and raised bunk bed (suitable for a child only) and a built-in wardrobe

Bathroom has laminate flooring.  There is a walk-in shower, heated towel rail, hand basin and w.c.

Garden: This is accessed via a shared pathway to the rear of the property.  It is enclosed and raised with planted beds around the patio, with stunning views.  There is a BBQ plus garden furniture and parasol 

Parking:  Available on the street above the property in North Road just a 100ft walk (1 minute) from the property up a flight of steps

Pets:  This property does not accept pets

Notes: Due to the location of this property on the hillside this property is not suited to those with mobility problems. The church bells are rung for service on Sundays at 9.30am and 6.30pm and for special occasions. Linen,towels and beach towels are included.

Out and About:  Hythe has a number of independent boutiques and gift shops and is a great place for foodies so don't miss a visit to the famous Griggs on the Beach, or a refreshing drink at the Hythe Imperial Hotel. There is also the Michelin starred restaurant Hide and Fox at Saltwood.  Well worth the ride is a trip on the Romney Hythe & Dymchurch miniature railway, great fun for all ages, which terminates at the Dungeness Nature Reserve and lighthouses. Further afield are the coastal towns of Sandgate with its antique shops and Folkestone with the trendy Harbour Arm and old town, not forgetting the UNESCO world heritage City of Canterbury.

An excellent cottage, fitted out to the very highest standard. In a very quiet location, but within a short walk of the high street and the beach. Ideal for a relaxed seaside break.

Ducks Cottage is beautiful. It's modern, clean and comfortable and we had a very enjoyable stay there. It's very well equiped and has a 'chic' feel about it...the owners have very good taste. It's in a great position too, being just a short walk down the hill to get to the main High Street which has plenty of shops and places to eat and drink. All in all - lovely.

Very peaceful location. Comfortable. Well equipped kitchen. You don't need a car if you can cope with a hill and planning bus times!

We really enjoyed our week stay at Ducks Cottage. It was sparkling clean and very well appointed. We had lovely weather and it was so nice to sit outside on the terrace to eat. Nicola our host was very friendly and accommodating for our visit to Hythe. I would certainly recommend Ducks Cottage and would stay there again .
