Description

This beautiful and luxurious newly built three bedroomed house is set in a secure and gated development in the historic market town of Helmsley. Located in the centre, just off the Market Square behind the Black Swan Hotel, the house benefits from private parking to the front and is just a short walk to the town’s boutique shops, delicatessens, traditional pubs, restaurants, coffee shops and tea rooms serving delicious afternoon teas. Positioned on the edge of the North York Moors and at the start of the Cleveland Way, this is the ideal location for days out walking and the house is dog friendly so your best friend can come too! There are outstanding walks and beautiful scenery just a few minutes walk from the cottage. Enjoy scenic walks to Riveaux Abbey, Riccal Dale, Beck Dale and by the river in Duncombe Park. Visit Helmsley castle, the Birds of Prey centre, Helmsley walled garden and in the summer enjoy a swim in Helmsley open air pool. Then retreat back to this cosy and welcoming cottage for some well-deserved relaxation.

With touches of elegance and style at every turn, Pinfold Cottage has been beautifully decorated with quality furnishings. The open plan living area provides the perfect place to relax, eat and entertain, with a well equipped contemporary kitchen fitted with modern appliances. The light and airy adjoining lounge boasts a wood burning stove to cosy up to on an evening and French doors lead out onto the patio area where you can sit with a glass of cool wine from the wine fridge and take in the fresh air. Upstairs every bedroom has its own en suite, and two of them have their own special bathroom TVs. There is also SONOS sound system on the ground and top floor and unlimited free WiFi to enjoy during your stay.

GROUND FLOOR
Entrance: Into a porch with stairs to the upper floors. Cupboard, sideboard, hanging space and shoe rack.
Kitchen/Lounge/Diner: Open plan. Fridge freezer, wine fridge, electric induction hob, electric oven and grill, dishwasher, microwave, washer dryer. Dining table and chairs, sideboard, two three-seater sofas, coffee table, bookshelf, wood burning stove, Smart TV (with Netflix and Amazon Prime available for guests who have their own accounts), DAB radio. French doors to the patio.
Cloakroom: Toilet, washbasin, coat hooks.

FIRST FLOOR
Landing: Airing cupboard with boiler, SONOS and WiFi hubs. Stairs to the second floor.
Bedroom 1: Double bed, bedside tables and lamps, built-in wardrobe with mirrors.
En Suite 1: Wet room with walk-in shower, toilet, washbasin, heated towel rail.
Bedroom 2: King size bed, bedside tables and lamps, built-in wardrobe with mirrors.
En Suite 2: Bath, shower over bath, washbasin, toilet, heated towel rail, TV.

SECOND FLOOR
Door at the bottom of the stairs.
Bedroom 3: King size bed, bedside tables and lamps, built-in wardrobe with mirrors, wall mounted TV.
En Suite 3: Wet room with walk-in shower, toilet, washbasin, heated towel rail, TV.

Pets: One dog is welcome.
Parking: Private off street parking for one car in front of the property within a secure gated courtyard. Please note the parking space for number 10 is the third space from the left when looking at the house. The other spaces belong to the neighbouring properties and access is required 24/7. 
Garden/Patio: Enclosed patio with table and chairs, woodstore.
Heating: Gas central heating, underfloor heating and wood burning stove (logs are provided).
Short breaks: Accepted all year round.
Notes: Towels are provided. Unlimited WiFi available free of charge. Mobile phone signal is variable.

Beautiful, well equipped modern townhouse just moments walk from the town centre. Several excellent pubs, cafes and restaurants close by. We had a wonderful stay. Not very spacious but I guess that's the trade off for a convenient central location.

The cottage was by the far the best we have ever rented (and we have rented many throughout the world!) Modern facilities above and beyond expectations (tvs in bathrooms and a speaker system to die for!). It was really warm and comfortable (very important for a stay in February!), extremely clean and easy walking distance to the town pubs, shops and restaurants. The furniture, fittings and bedding were excellent quality. We will certainly recommend to friends and would hope to return!! Thankyou!

Only minor criticism would be up to date instructions. We always eat out but one morning tried hob for eggs and it wouldn’t heat up! Everything else great.

We have stayed in a fair few cottages over the years and though some were lovely many were extremely disappointing and a complete let down. Many have been period cottages but for some reason that resulted in quaint equals dingy and dirty, Pinfold cottage looked amazing on the website and the reality was a real treat. It was modern but cosy , clean and comfortable and had everything needed for a week away. Couldn’t fault it The cottage was situated in a great location too with everything a short walk away. Helmsley is la lovely town and obviously the area is beautiful We had a fantastic holiday and returning to Pinfold cottage after a days walking was a real luxury
