Access Statement

Entrance to the property is through double gates onto a gravelled yard with ample parking space in front of the cottage. There are two concrete steps leading from the parking area to the front door. The two steps can be avoided by using a footpath along the front of the building (660mm wide). Access to the garden/front lawn is from the parking area via a garden gate and a step (230mm riser). The front door enters into the hallway leading to the first floor staircase, lounge and kitchen: Lounge: The lounge is furnished with a three piece suite, television (teletext), Freeview and a DVD player with remote control. Also furnished with a glass cabinet and coffee table - seating for 7 persons. Kitchen: Large kitchen with a tiled floor with kitchen units and cupboard space, fridge/freezer, electric cooker, microwave oven, electric kettle, toaster, iron and ironing board, television, dining table and chairs, settee - seating for 7 persons. Staircase: The staircase is 800mm wide with a handrail to the left side. The staircase leads onto the landing leading onto a single bedroom, double bedroom, double bedroom with access to twin room (via 600mm wide door), and a bathroom. Bathroom - toilet, washbasin, bath with shower over. Walls throughout are mostly pale with white doors and door frames. Lighting is good in all rooms. The TV has teletext by remote control; there is no phone. All electric power points (except for worktop level points in kitchen) are at 330mm and light switches at 1400mm.
