Access Statement

The cottage is situated approx 300 yards up a hill from the beach in Little Haven. It is a 200 year old single storey cottage which has been renovated this year 2004. Parking is off road to the side of the property on gravel. The entrance to the cottage is down two steps, then down a sloping path running along the back and to the side of the cottage. The front of the cottage is down one more step to the patio and down another step to the barbecue area. The main garden is made up of a sloping lawn and gravel pathed rockery area. To the other side of the property is down four more steps via a gate, where there is a large garden shed and back of cottage. The inside of the cottage is on one level except for the second bedroom and kitchen which have two steps down in to them. The master bedroom has an ensuite shower room and reading lights at the bedside. The lounge/dining room is uncluttered with a low door to the front of the cottage and one leading into the hall and rest of the property. Lighting is good and the TV has a remote control and teletext. There is no phone. There is an electric stove, microwave and a cordless kettle in the kitchen and full central heating in all rooms via an oil fired boiler.

Description

This charming 200 year old detached cottage is set on a wooded hillside on the outskirts of the quaint village of Little Haven and only about 800 yards away from the beach, 7 miles west of Haverfordwest. Within easy reach of many visitor attractions in Pembrokeshire

The Leap has a fitted kitchen with a small freezer, dishwasher, washing machine and doors to garden. The lounge/dining room has a dining table with 6 chairs, open fire (fuel purchased locally), 42" Freeview TV and DVD. The property also has use of WiFi. There are two double bedrooms, one with a shower cubicle, and a family bathroom with WC and shower over the bath.

The cottage has a beautiful private garden with a patio outside the door and views over the wooded valley. The garden is spread over different levels with shrubs, trees, small lawned areas, barbecue and garden furniture. Situated on the outskirts of the village of Little Haven, the Pembrokeshire Coast Path is only 100 yards away. Pubs (some serving food), cafes, restaurants, shops in the village. Boat launching and diving from the beach (two local diving centres). Little Haven has been designated as a conservation area by the Pembrokeshire Coast National Park Authority. At low tide, walk to the neighbouring village of Broad Haven with its long sandy beach popular for bathing, surfing and windsurfing. Cinemas, theatres and leisure centres with swimming pools in nearby Haverfordwest and Milford Haven.

Enclosed, secure garden. Super close to enclosed fields for off lead walking en route to coastal path. Very comfortable bungalow helped by the good weather so we could spend a lot of of time in the mature garden. Some sun loungers on the grass would have been a nice bonus.

I had to wipe down the bed frame, it was covered in dust and dog hair, I had to clean out the washing machine for the same reason and wipe the light switches due to dirty finger marks. Other a beautiful cottage in a lovely location
