Access Statement

This is an old single storey building with main access from an upward sloping gravel drive with ample parking. There are double gates at the end of the drive with lift over latch. There is a gravel path leading to 3 steps down to a paved patio area. The property is entered via a porch with an outside light. The outside door is 73cm wide and the inside one 72cm wide, each with a 4cm step. The rear door leads to the separate utility room across a concrete yard. The door is 62cm wide and there are two steps down to the yard.

The interior is all on one level and has vinyl flooring throughout and the area is uncluttered. The seating for the breakfast bar is on stools with backs and footrests. The shower room door is 71cm wide. The shower tray is 24cm high. The shower room is half tiled with black tiles and painted white above the tiles. The basin has a mixer tap. The kitchen sink has separate hot and cold taps.

The walls in the main area are all painted cream. Lighting is good throughout. The TV has a remote control. There is no telephone; however, the owner's house is close by if there is an emergency. All electric power points are at a low level (except for worktop level points and television). The switch for the heated towel rail is 206cm high. All light switches and immersion heater switch are approx 147cm high.

Description

A detached studio-style cottage with lovely panoramic countryside views. This property is on the owner's smallholding in a rural location between Drefach Felindre and Cwmduad, 12 miles north of Carmarthen, and about 15 miles to West Wales beaches at Aberporth and Llangrannog.

Y Bwthyn has an open-plan modern living space comprised of a bed/sitting room with a double bed at the furthest end, Freeview TV with DVD player. The kitchen area has fitted units and a breakfast bar to separate the kitchen from the living room. Shower room with WC. There is use of a laundry room attached to the owner's house with sink, washing machine and tumble dryer. Outbuilding for bikes. Night storage heaters with convector boost facility.

There's an enclosed garden with patio, lawn and garden furniture. Stabling and menage available by prior arrangement for anyone wishing to bring horses with them. A great central location for the coast and countryside of Carmarthenshire, Ceredigion and Pembrokeshire. Fabulous location for walking as you are within reach of the Brecon Beacons National Park, Preseli Hills and the Pembrokeshire Coast Path. Mountain biking at Brechfa Forest with trails suitable for all ages. Nearby you can find the Teifi Valley woollen mills, kayaking, fishing and heritage railways. Nearby market towns of Newcastle Emlyn and Llandysul have leisure centres with swimming pools.

Plenty of scope for visits to attractive sites in easy reach. An ONS map of the area is provided which was very useful. Very peaceful location but within easy reach of Newcastle Emlyn for self catering needs.

Reasonable property in very isolated part of Wales. Bedroom and kitchen is in the same room with two chairs and a tv for lounge area. Dog friendly which suited us. No pub or corner shop for about 7 miles.

Owner was friendly and welcoming, with nice touches such as milk and welsh cakes. Good provision of equipment. The fully enclosed garden was a great bonus as we have dogs, and didn't need to worry about them escaping for a wander. Overall very pleased. Location was very quiet and rural, with nice outlook onto a paddock with horses. It's up on a hill, which is not ideal for us at our age as the walks from the property are quite steep, but fine for younger people. Original Cottages kept in contact very well.

The only reason for the low score in two categories are the mattress on the bed needs to be renewed, it is uncomfortable and secondly there are cobwebs in the bathroom and the fan needs cleaning. The shower is just about adequate.
