Access Statement

The cottage is approached through the main entrance gate of the farm, directly off the highway. Guests can park immediately in front of the cottage where luggage can be unloaded. There is access to the cottage at this point via a concrete ramp suitable for wheel chairs. The main entrance door is 950mm wide with a low threshold.

Parking is also available at the rear of the cottage within the enclosed garden area. This area is gravelled with two patio areas with seating and a large level lawn. There is also access to the cottage from this area through French doors located at the rear of the cottage. There are two 200mm steps leading to this door which is 900mm wide. A temporary ramp can be provided at this point if requested.

Cottage Accommodation

  • Level tiled floors throughout.
  • Sitting area with a four and three seater settee.
  • Television, DVD Player and Digital receiver all with remote control.
  • Kitchen units are standard height.
  • Electrical appliances include dishwasher, washing machine, refrigerator and freezer are all integral to the units.
  • Oven has drop down door.
  • The two bedrooms are at the same level as all the accommodation.
  • Access to the bedrooms is through 800mm wide doors.
  • Both bedrooms can be either 2 twin beds or 1 queen sized bed.
  • Non-feather pillows and duvets with cotton cover and sheets.
  • Over bed wall lights with switches located along side.
  • Bathroom with level access from main living area through 800mm door.
  • Large shower area with level access and hand rails. Shower seat provided.
  • Standard height wash basin and toilet.
  • Light switches and power points no higher than 1200mm no lower than 450mm.

  • Storage and drying facilities are available and are accessed from the front of the cottage via an external concrete pathway with one 125mm step. Entrance step 75mm, door 750mm.
  • The cottage is located on a small working farm with cattle and sheep on surrounding pastureland.

Public transport is available at the village of Llanarth some 4 miles from the cottage. Closest town with supermarket and banking facilities is approximately 10 miles away.

The owners live on site and are available to assist whenever possible.

Description

Bluebell Cottage is a delightful single-storey cottage, converted from a former farm building on the owners’ smallholding in a lovely rural setting, just outside the village of Mydroilyn, 6.5 miles from the spectacular West Wales coastline. The sandy beaches and colourful seaside towns of Aberaeron, New Quay, Llangrannog and Aberporth are all just a short drive away, or you can sit and relax in the enclosed garden overlooking sheep fields and the hills beyond. The cottage is at the far end of the converted farm building, beyond the owners’ farmhouse and with their small business premises in between. Bluebell Cottage is suitable for the less able and is comfortably furnished and fitted to a high standard. Central heating throughout is from a geotherm ground-source heat pump and WiFi is available. A Welcome Pack of local produce is provided.

Entrance: into the open plan living room with tiled flooring; console table and lamp.

Dining Area: with oak dining table and chairs, oil-fired stove.

Living Room: with two comfortable sofas, scatter cushions and throws, coffee table, side tables and lamps, Freeview TV and DVD player; picture window/patio door to the garden and rural views.

Kitchen: to one side of the living room, well-fitted, including integrated appliances; electric oven and ceramic hob with extractor hood over, microwave, fridge, freezer, washing machine and slim dishwasher; radio/CD player.

Bedroom One: with super king size bed* and a range of quality bedroom furniture, hairdryer.

Bedroom Two: with twin beds*, quality bedroom furniture, hairdryer.

* both bedrooms have zip and link beds, normally one super king size, one twin, but can be two super king size or two twin bedrooms if required; make request at time of booking.

Shower Room: fully tiled, with large walk-in shower enclosure*, basin in vanity unit, WC, heated towel rail.

* a shower seat can be provided, on request, for less able visitors.

Outside: enclosed, gated grounds with parking/turning area, lawn and small patio; garden furniture; open countryside views.

Shed: housing boiler and small tumble dryer; space for bike storage.

Parking: to the front of the cottage, on the farmyard, or within the gated grounds to the side/rear.

Sorry, no pets – but please be aware that owners have pets and there are sheep in adjacent fields.

This is a beautiful, rural location, with excellent local walking and within easy driving distance of the many attractions of the West Wales coastline, including the coastal path, boat trips for dolphin, seal and sea bird spotting; sandy beaches and seaside attractions at Aberporth, Llangrannog, NewQuay, Cei Bach, Aberaeron and Llanrhystud. National Trust’s Llanerchaeron is less than 5 miles away and the Dolaucothi Gold Mines, 17 miles. Brechfa Forest, to the south, for forest walks and mountain biking. The pretty market town of Newcastle Emlyn, with lovely independent shops, cafes and restaurants, is just 15 miles away. Cardigan to the south and Aberystwyth to the north, each a little over 20 miles along the beautiful coast road.

The cottage is located on a farm which is lovely but quite isolated if that’s what you want it’s perfect! We on reflection would have preferred to be nearer to Aberaeron so we didn’t have to drive and could walk off dinner in the evenings as there are lots of lovely restaurants there!

Weather was very variable for our stay in November, but we managed a session in the hot tub every day and saw some stunning rainbows!
