Access Statement

This is a detached bungalow. At the entrance is a gate which opens into the parking area which is covered with chippings. There are two small steps to the front entrance, and one big step at the back. The ground floor of the property is all on one level and the flooring throughout is fitted carpet except for the kitchen which has terrazzo tiles. Entering from the front door there is a passage (width 120mm) which leads to the living room and to the kitchen. From the kitchen, a passage (width 780mm) leads to reasonable sized bedrooms, and a small bath/shower room. There are two double rooms and one single.

Description

This detached bungalow with panoramic rural views is situated between the villages of Talgarreg and Ffostrasol (both 3 miles), at the entrance to the owner's farm. It is 7 miles or so to the coast, at New Quay, and the small town of Llandysul is about 7 miles south.

Awel y Grug has a fitted kitchen/dining room, including a fridge/freezer, washing machine and dining table with five chairs. There is a comfortable sitting room with electric fire, TV and DVD player. Bedrooms are made up of two double rooms, and one single room; the family bathroom includes a shower over the bath. The enclosed garden  has a large raised lawn and space to sit out on the patio furniture. There are fantastic far-reaching views of the surrounding open farmland.

Within easy driving distance is the traditional village and beach of Llangrannog, and the beautiful Georgian harbour town of Aberaeron. There is a shop and pub in the nearby village, with further choice in nearby Llandysul and New Quay. Picturesque walking in the countryside, and along the idyllic Coast Path of Cardigan Bay. Wide range of outdoor activities in the area including paintballing, go-karting, canoeing and horse-riding. Ruined 13th Century castles at Cilgerran (17 miles) and Newcastle Emlyn (11 miles). Cilgerran also has an award-winning visitor centre at the Welsh Wildlife Centre and Nature Reserve.

The bungalow is exactly as described and to a high standard. As for the beautiful far reaching views all around they are breathe taking especially as the weather and time of day changes. Very convenient to get to any destination e.g beaches, villages, towns and attractions. So quiet and very peaceful to unwind from life’s stresses! Definitely recommend and we would happily go back again. Owners are really friendly.

The bungalow was everything that we hoped for. If you want to stay away from it all then this is the place for you, peace and quiet, our only neighbours were the sheep and the red kite circling above, absolute bliss! The bungalow itself was comfortable and well equipped and the welsh cakes left for our arrival were a nice treat. We were still well placed to do a bit of sight seeing, visiting New Quay, Aberaeron, Kidwelly Castle, the coracle centre and Cenarth falls and the National Botanic Gardens of Wales. To sum it up .... we had a fantastic time.
