Access Statement

The property is a typical converted, two storey farm building. Access is available from the main yard and to the rear from the garden. There is parking directly outside the main entrance. The car park is of rough stone (scalpings or similar) and may prove difficult for wheelchair access. The main entrance has a 15cm threshold. The ground floor is level and comprises two bedrooms, a bathroom and a small cloakroom with WC and washbasin. There is also access to the garden through a stable door to a porch. The bedroom areas of the ground floor are separated from the rest of the ground floor by a door. The bathroom has a washbasin with a lever tap, a toilet and an electric shower in a cubicle with a step of 30cm. Upstairs is accessed by a relatively compact twisting staircase. The staircase has a handrail on one side and a wall on the other. The staircase has two turns, each turn with a tapered step. The rooms on the second floor are a small bedroom and an open plan Kitchen/Living Room both on the same level. The garden is on two levels and is accessed either through a gate up a fairly short steep path from the car park or through the Stable Door and the Porch. The step into the porch is 8cm, and 20cm into the garden. The garden levels are separated by a patio area with three steps. The steps are 22cm high and 48cm deep. The garden is enclosed by a fence and gate. Throughout the property all light switches are approx 113cm from the floor. All sockets are 50cm. The doorways are a little narrow for wheel chairs at 73cm. Most of the property is uncluttered - compact is a good description. The TV situated in the main living area has a remote control. The kettle is a jug type. The kitchen work surface is at the standard height of 93cm.

Description

This attractive and semi-detached converted stable building adjoins the owner's farmhouse, just outside the village of Penrhyncoch, 6 miles to the east of the popular tourist/university town of Aberystwyth.

On the first floor of the dog friendly cottage is an open-plan beamed living space, enjoy wonderful views from the open-plan lounge/kitchen/diner. Hand-made Oak kitchen with integrated appliances, fridge, freezer, slim dishwasher, oven, hob, microwave, kettle, toaster, dining table and chairs. The sitting room has a Smart TV, blue ray player and radio/CD player, where you can relax with your loved ones on the comfy sofas beside the warmth of the wood burner-effect electric fire. The first floor also has a single bedroom or with two 2ft 6ins singles if preferred. The ground floor has a further two bedrooms - a king size and a double with plenty of storage space. There is a Cloakroom (with WC and basin) and separate shower room (also with WC and basin) on the ground floor. Washing machine under the stairs. WiFi available.

Outside is an enclosed patio with raised beds, and an enclosed lawned garden to the side with patio area, garden furniture and barbecue. Shed available for bikes/boots. Lovely rural views all around with distant sea views from the end of the garden on a fine day. Superb walking in the immediate area, and mountain biking at Nant yr Arian Forestry. Sandy beaches at Aberystwyth and Borth (8 miles). Excellent golf locally including the historic course at Ynyslas. Vale of Rheidol railway and Devil's Bridge Waterfall also within easy reach. Shops and pubs in nearby village, with a wider selection including cafes, restaurants, takeaways, and high street shops in Aberystwyth.

The property was absolutely lovely, rooms spacious and clean. Its locates up the hill, the views from the windos are gorgeous. They provide you with wc paper, bin bags and you can even drink water from the tap!! The garden is proper size for dogs and kids to play and run around. We are pleased with our stay and will be recomending it to our friends

A lovely spacious cottage. Fabulous hosts always on hand and very helpful. Welcome wine and flowers a lovely touch. Comfy beds. All the equipment you require and plenty of towels. Garden safe and secure, with afternoon sun. Gorgeous outlook hills, sheep and kites put on show for you. Local woods for morning walks. Penrhyncoch has convenience store, village shop and post office a few minutes down the road. Thank you Kath and Steve super hosts. The new tv was great too.
