Access Statement

This traditional hill farm provides high quality accommodation. The surrounding terrain is hilly and paths may be steep and uneven and access to amenities involves passing through gates and possibly rough ground in a farm environment. However the narrow tarmac road adjacent is very quiet and provides easier walking, with some hills. This loft is a 1-bedroomed apartment in the top of the farmhouse. Parking is 10 metres from the accommodation along a path with five steps. From the front door there is a continuous flight of 13 steps up into the apartment. The loft is on one level, but with 6 inch floor beams at 2 doorways. The open-plan living area includes kitchen, sitting room and dining area. There is a shower room off the landing. Rooms are spacious, but all have sloping ceilings. The level roof garden is down at front door entrance level.

Description

The Loft is an attractive farmhouse apartment near Rhayader, 3.5 miles north of the market town, superbly located on an organic working farm in the Wye Valley with an abundance of bird and wildlife nearby and its own private hot tub available at small extra charge. The apartment has beamed ceilings and other original features, complemented by some quality antique furniture.

Green energy is optimised with a Biomass boiler for central heating, solar panels for hot water and PV panels supplying the electricity. The owners are recipients of the Green Tourism Business Award 2013 – 2015.

Explore the 200 acre farm with direct walking access to high moorland and the Elan Valley, stroll in tranquil meadows and along the river. The owners have planted 10,000 trees in the last few years!

Many couples choose the Loft and the owners can make special extras available for a romantic holiday or honeymoon.

Bathroom Contemporary suite with shower over the bath, WC, basin, extractor fan and illuminated mirror with shaver point.

Outside is a private roof garden with wonderful views, garden furniture and hot tub.

Shared Facilities include:

Laundry Room with washing machine, tumble dryer and large fridge freezer.

Games Room

Outdoor Activities – Fishing on a mile-long stretch of the River Wye, badger-watching from an oak treehouse located above their sett, excellent birdwatching opportunities; walk the farm, enjoying the ducks, geese, rare pigs, sheep and lambs (lambing in April and May).

The farm provides access to many local footpaths and bridleways and a Sustrans cycle path.

Although pets are not allowed in The Loft, a “Dogstay Cabin” is available by prior arrangement.

The Loft is a very intimate, comfortable and quiet location for a few days away. Our hosts were available, but not at all intrusive, and pre arrival directions and details were all very clearly set out. We would like to return when the weather is hopefully better, but early February in mid Wales will always be a bit inclement!

Local walks are great around the owned land and the local village serves great food at affordable prices. Would 100% recommend for anyone wanting to escape the busy life for a while.

Great property and friendly owners but description when booking was a little misleading as the hot tub was a main feature but wasn't included in the price so had to pay extra for this feature !!!! Overall was a great holiday due to the property, location and the owners !!!!!
