Access Statement

An old country farmhouse approached along a single track tarmac road. Plenty of parking space for many cars. Ramp down to concrete path in front of house. Concrete path then leads to level entrance at front door. Downstairs is all on one level throughout. Kitchen/diner flooring - slate throughout. TV and video are both remote controlled. There is no telephone connection but there is a good mobile reception in the area. The standard height stairs are solid oak and turn at 90 degrees half way up. Main bathroom has bath with overhead shower. Walls are painted in neutral emulsion colours, with wooden doors, handles are latches. The house is well lit inside and outside (3 exterior lamps, overhead at different points). As the cottage is on a working farm there is plenty of land to enjoy.

Description

Explore the wild beauty of Snowdonia from this charming 17th century stone cottage, set in a remote location with magnificent views. The cottage has a hot tub, a large games room with log burner, seating, pool table and table tennis. If you can drag yourself away, this is an excellent all-season location for both outdoor activities or relaxing with friends or family, 2 miles from the village of Trawsfynydd

The Cottage: is furnished to a high standard with oak and beautiful slate floors, beamed ceilings and traditional painted stone walls. Oil central heating. Plenty of parking.

Sitting room: the sitting room has a large inglenook fireplace with a wood burner stove (initial logs provided). Freeview TV/ DVD and comfy sofas and easy chairs. 

Kitchen dining room: has a good quality fitted kitchen with door leading to the rear garden and seating area. The kitchen includes a dishwasher, fridge, freezer, electric hob, toaster, kettle and integrated oven and microwave. Seating area with wooden table and chairs.

Utility room: is accessed from the outside and has a large area for storing outdoor kit, bikes etc and has a washing machine and tumble dryer.

A solid oak staircase leads up to the family bathroom and three bedrooms

Bedroom 1: is a spacious dual aspect double room with oak flooring and plenty of storage.

Bedroom 2: is a cosy double room with beams, painted stone walls and iron bed head adding to the country cottage feel. Completed with a dressing table and a wardrobe.  

Bedroom 3: is the bunk room with full sized bunk beds, and plenty of storage. 

Bathroom: Has a corner bath with shower over, extractor fan and towel rail. WC and basin.

Games room: this large room has a wood burning stove in the impressive decorative inglenook fireplace, seating and a pool table

Outside: to one side is a large grassed area with picnic bench and barbecue. A hot tub. To the rear is a newly developed terraced garden with seating areas.

There is stunning walking and cycling routes from the door, the cycling/walking route around Llyn Trawsfynydd is superb. World class mountain biking, family friendly forest trails, kids play area and good cafe can be found at nearby Coed-y-Brenin forest, 6 miles.  The famous Zip World zip Wire, Bounce Below underground trampolines, the Welsh Highland Railway, underground Llechwedd slate caverns and Antur Stiniog mountain biking can be found at Blaenau Ffestiniog, 10 miles. The Italianate village of Portmeirion 12 miles and sandy beaches 15 miles. Dolgellau is 13 miles away.

Beautiful spacious cottage in a stunning spot. Views over the mountains and lakes, peaceful and unspoilt. Rural scenes of sheep and the farm at work. Excellent facilities for the family with 2 games rooms available, one with a log burner and a pool table and the other with a full size table tennis table. Comfy beds and everything you need for your stay. Perfection.

Really nice cottage. Feels really cut off which is what we wanted. Unwind in the Hot-tub after long days hiking in the local area with great views of the surrounding hills with just the sheep for company. The table-tennis and Pool table we're a bonus. Would highly recommend.

Such a relaxing place to stay. Beautiful cottage in a stunning location. If you want to relax this is the place to be. Lovely decor, toasty warm, super clean and outstanding views.

This location is amazing! At the end of a long winding lane, with views all over the valley and back to the lake from an amazing hot tub and garden, you would be hard pushed to find a better location for the value. The games rooms facilities (table tennis and pool) kept us all entertained in the evenings and the cosy lounge and main house gave us complete respite following long days exploring the surrounding areas.

The cottage was beautiful and the views were simply breathtaking. We loved our stay, the games room is a fantastic addition. The town is about a 5-10 minute drive away which has a pub and small shop. We were also able to access Harlech, Barmouth and Porthmadog all with 30-40 minutes. Would definitely book again
