Access Statement

Garden cottage is a two storey stone built cottage set back from a quiet country lane. The pedestrian entrance gate leads from the lane (one step up) to the path through the front garden to the porch entrance to the cottage. The property is an old stone estate cottage and on account of the nature of its construction and layout, we consider the cottage to be unsuitable for wheelchair access and the very infirm. An open porch entrance with three slate steps gives access to the cottage front door. The front pathway also gives access to the front lawn and flower beds. The path with some minor changes in level also leads through a door in the garden wall to the rear garden with log shed and fuel store and the cottage back door. Paths are firm but are of slate and cobble stone in some areas. The ground floor is on one level throughout although there is a small 30mm sill leading into the dining room. The bathroom and WC are located on the ground floor. The stairway leading to the upper floor is somewhat narrow with a right angled turn. A hand rail is fitted to the upper and longer section of the stairs above the turn. A set of wooden banisters runs along the side of the upstairs corridor. All bedrooms have access off this corridor. The upstairs accommodation is all on one level. The kitchen contains an electric cooker, fridge and washing machine as well as the usual facilities. A telephone with volume control is situated at table top height in the sitting room together with TV and remote control. This room also has an open log fire. Lighting throughout the cottage is good. The back door gives access to the rear garden and fuel store. Concrete steps lead up to a pleasant, enclosed lawned area.

Description

This attractive detached cottage sits in enclosed gardens at the side of a quiet country lane near Brithdir and Torrent Walk, about 3 miles east of Dolgellau and surrounded by the superb scenery of the south Snowdonia National Park. It enjoys stunning views of Cadair Idris and is ideally placed for walking, birdwatching and mountain biking. It is a 15 minute walk to the Cross Foxes Inn.

This traditionally presented cottage benefits from several modern conveniences, such as telephone, WiFi and oil-fired central heating.

Sitting Room: with comfortable seating, open fire (initial fuel supplied), flat screen Freesat TV, DVD player, WiFi and phone.

Kitchen Diner: dining area with table and six chairs and mountain views; white fitted kitchen with electric oven, ceramic hob, extractor hood, fridge, small table top freezer and dishwasher. Door to rear porch, where there is a Utility cupboard with washing machine.

Bathroom: situated on the ground floor, with contemporary white suite; P shaped bath with electric shower over, WC, basin, shaver point, illuminated mirror, heated towel rail.

First Floor:

Bedrooms: three traditionally furnished bedrooms: double and full sized bunks with mountain views and a single overlooking the rear garden.

Outside: enclosed, lawned garden with barbecue, slate patio and garden furniture and mountain views.

Parking: small layby space on the opposite side of the narrow lane.

Barmouth, a popular seaside town with long sandy beach and promenade, and Fairbourne, with beach and narrow gauge railway, are each about 12 miles away, either side of the Mawddach Estuary, with the Mawddach Trail providing fairly level walking and cycling. Nature Reserve at Penmaenpool, 5 miles, Coed-y-Brenin, for mountain biking and forest walks, about 10 miles away. This is an excellent location for touring the south Snowdonia National Park, mountains, lakes and stunning coastline, and an ideal base for climbing the mysterious Cadair Idris, Snowdonia’s second highest peak.

Reviews

Brilliant cottage set in a perfect location, very picturesque. Well equipped with everything you will need. Highly recommended this cottage.

Miss L,

Apart from RAF planes whizzing over occasionally, the cottage was comfortable and in a peaceful location but very close to the town of Dolgellau.
