Access Statement

An old stone building renovated to modern comforts. Low, narrow doorways downstairs lead into the bedrooms and ensuites. The open wooden tread staircase with handrail to the right and another to the left on the bend of the stairs leads from the hall to the lounge above. This would make it unsuitable for wheelchairs, toddling children and people who find the stairs difficult. The walls are mainly cream. All doors are natural pine with pine knobs. The doors are easy-push/pull to open and close. Lighting is good and varied power points are above the worktop in the kitchen and between 300 - 600mm elsewhere. Light switches are about 1400mm from the ground. There is good parking to the side of the cottage and one step into the hall. The pathway sometimes becomes undermined by moles and this can move the slate path slabs. The twin bedroom has grab rails by the bath, a steep step over the bath then onto a raised seat in the bath. The TV has remote control. There is no phone.

Description

This is a 200 year old former coach house and stables, converted into a characterful cottage near Dolgellau, retaining original beams and stone walling. The Coach House is situated on the owners' smallholding, with sheep, goats, bees, ducks and chickens 4.5 miles north east of Dolgellau. The cottage is detached and completely separate from the owners' home, with its own enclosed lawned garden to the rear, enjoying lovely views to the Cadair Idris range. This is an ideal location for renowned walks and mountain biking in the area.

The Coach House is an 'upside down' house, with bedrooms on the ground floor and living accommodation above.

Ground Floor:

Bedroom One: with double bed, bedside tables and lights, wardrobe, dressing table; patio door to the garden and views towards Cadair Idris.

En Suite: bath with mixer shower over, WC, basin with shaver light over, extractor fan.

Bedroom Two: with twin beds, bedside table, wall reading lights, wardrobe, dressing table.

En Suite: shower in cubicle, WC, basin with shaver light over, extractor fan.

Cloakroom: additional WC and basin off the hallway.

Wooden open-tread staircase from the hall to the sitting room above.

First Floor:

Sitting Room: with lovely beamed ceiling, large sofa and two armchairs, electric flame-effect stove in stone fireplace, flat screen Freesat TV and DVD player, desk with WiFi hub, additional easy seating and dressers with selection of books, toys and games.

Kitchen Diner: a spacious fitted kitchen with centrally positioned pine dining table and four chairs. Electric cooker with extractor hood over, microwave, fridge, freezer, dishwasher, washing machine and tumble dryer.

Outisde: private, enclosed, south facing lawned garden with lovely views and many indigenous birds. Access to adjacent shed for secure bike storage. The garden can be accessed from the double bedroom or through a side gate from the parking area adjacent.

Parking: for one or two cars immediately to the side of the cottage.

This is a lovely, peaceful location in the southern Snowdonia National Park, with easy access to Coed y Brenin for mountain biking, the Mawddach Trail for cycling or walking, and the coast at Barmouth and Fairbourne.

Fresh water comes from a filtered mountain spring.

Reviews

This was our second visit at the Coach House, and we would visit again. We visited with a child of 7, and both times he has taken a road mat and cars with him, and there was plenty of time to put this out in the lounge! There were two evenings where we didn’t fancy eating out, but as I always cook at home, we went to the local co-op (a short drive to the main area of Dolgellau) and got some of the nicer microwave meals. I also made us a packed lunch each day, and we had breakfast in the house and many cups of tea and coffee. Everything worked well and we had everything we needed. The house was lovely and warm. The owners are very friendly and would be happy to help if you had any questions. When we arrived, there were a bunch of flowers on the table, lots of nice treats (thank you!) and the bird feeders on the windows were full so any time we ate at the table, we could watch the birds. The area itself is great too, you can go for a nice walk by the house in the evening, and we found it’s easy to access many places (north coast, east and west) in around an hour or just over, which is why this is also such a good base. I would definitely recommend this is anyone looking to visit the Snowdonia area.

The Coach House is an excellent base to explore the area. It is an amazing place! Spotlessly clean, so well equipped, comfy, homely and full of character. The owners Lisa and Alan were so welcoming.It is only graded as 4 stars but it should be 5 plus. The area is so peaceful and relaxing and the views when clouds allowed stunning. We aim to be back for another visit in the warmer weather. Came home chilled, relaxed and refreshed. Would thoroughly recommend.
