Description

Y Nyth is a contemporary town house in a private development at Port Dinorwic Marina, with spectacular views from the ground floor Master bedroom, first floor living room and balcony, and from the top floor bedroom. The panorama looking southwest down the Menai Straits has the marina and Snowdonia coastline to the left and Anglesey to the right. Just sit back and relax, watching the ever-changing sea and skies, lulled by the relaxing lapping of the waves on the harbour wall below. With easy access to the North Wales Expressway, Britannia and Menai Bridges, this is an excellent location for touring the North Wales coastline, Snowdonia National Park and the Isle of Anglesey. The Swellies café, La Marina tapas and seafood restaurant and the Gardffon pub are all a short  stroll away, the village facilities of Y Felinheli are within a mile, the city of Bangor just over 4 miles and Caernarfon 5 miles.

The house is set over three floors, with full central heating and WiFi throughout. Entrance is into a spacious hallway, with large coat storage cupboard.

Ground Floor

Bedroom 1: with king size bed, bedside tables, double wardrobe with drawers, dressing table and chair; window and door overlooking the views down the Menai Straits and access to small rear patio and shared, open grounds.

Bedroom 2: with zip and link beds that can be arranged as twins or king sized (with some restricted access around the bed)

Ground floor snug/extra room: Smart TV with games console attachment and access to a variety of channels via WiFi. Enclosed washing machine and boiler cupboard also in this room.

Shower Room: with electric shower in cubicle, WC, basin, extractor fan and heated towel rail.

Staircase from the entrance hall to the open plan First Floor:

Lounge: with large corner sofa, armchair, electric flame-effect fire, and FreeSat Smart TV.

Dining Area: with dining table and six chairs, storage unit for books, maps, games and a DAB+/FM Bluetooth radio.

Kitchen: well fitted kitchen area at the far end of the living room, with extensive range of cupboards, electric double oven/grill, 5 burner gas hob, extractor hood, microwave, integrated fridge, freezer and dishwasher.

Narrow spiral staircase from the living room to the Second Floor:

Bedroom 3: with zip and link beds that can be arranged as twins or king sized, chest of drawers, bedside tables and small en suite cloakroom, with WC and basin; limited headroom in the cloakroom and sloping ceiling to one side of the bedroom.

Outside: first floor balcony with glass surround and dining furniture for 6. There are superb views down the Menai Straits, along the Anglesey and North Wales coastlines. There is a terrace area below the balcony, outside the Master bedroom; the grounds around the properties are open, shared, with direct access to a drop at the harbour wall, so children should be supervised at all times.

Parking: shared private parking for residents/guests is undesignated, but plenty of space; it is usually possible to park very close by; there is a steep flight of slate steps leading down from the parking area to the property.

The Wales Coast Path passes right by the property with lovely walks down the Menai Straits towards Caernarfon, with views across to Anglesey. The National Cycle Network Route 8 goes through the village – south to Caernarfon, and further on towards Porthmadog, and north over onto Anglesey, to Holyhead. On the outskirts of Bangor it joins Route 5 which beyond Bangor joins Route 82 towards Bethesda – large stretches of these routes are traffic free. Plas Menai National Outdoor Centre runs courses and water based activities throughout the year and also has a small public swimming pool. The university city of Bangor has large supermarkets and shops, a lovely little cafe called Blue Sky which often has live music, a large arts centre and cinema, a swimming pool with diving boards and a Victorian pier with quaint cafe at the end. The National Trust's Penrhyn Castle is on the outskirts of Bangor and Plas Newydd House and Gardens are just across the straits on Anglesey. Caernarfon has the magnificent castle, Welsh Highland Railway and some independent shops and cafes, plus Y Galeri arts centre. Llanberis for footpaths and train up Snowdon is 8 miles away.
