Access Statement

Due to the age of the original property, and the age of the extension, it has not been designed as wheel chair friendly. However, as a single story cottage layout it's ok once inside. Bigger problem is all routes to get from the car to the house have steps.If some degree of external access steps are manageable, it may be suitable - but would require the judgments of the guests to decide.If any external access steps are problematic, this property will not be suitable.
Access to the house/patio level from lane via front pedestrian gate:  

2 steps up from lane through pedestrian gate.( no steps from driveway parking out to lane and to the pedestrian gate )


Access to the house/patio level from drive:

  • 3 steps to back door
  • 3 narrow very unsuitable steps to front door 


Once on the patio level that surrounds the house & hottub, there are no steps on the path/patio that surrounds the entire perimeter of the building, but there are a couple of 90 degree corners around the house extension.
To get into the house:

  • there is a small single step up from the patio level to the back door.
  • front porch is same level as outside patio, but there's a small step up from porch into hallway.


Inside the house:

  • All same level, no steps
  • Doorways are standard widths in the extension (kitchen through to lounge)
  • Doorways in bedroom/bathroom "old" end of house are wider than standard.
  • Bedroom 2 doesn't have much space around/between the twin beds, but they can be pushed apart to make more space if required.
  • Bedroom 1 is better for space around the king size bed.
  • The lounge is huge and has a pull out sofa double-bed - advance notice would be required in order to set this up and include bedding. ( It is not routinely available for guests )

Description

The Lodge is a fine example of a Victorian estate cottage, once the gatehouse to the Grade II listed Plas Boduan. In a lovely position just off the Nefyn to Pwllheli road in the heart of the Llyn Peninsula at Boduan, surrounded by unspoilt countryside yet within easy reach of the beaches at Morfa Nefyn 3 miles, Abersoch 9 miles, and the popular town of Pwllheli 4 miles.

The cottage: this pretty C19 cottage is all on one level and has a large extension to the rear which gives a light and spacious lounge. Wooden style flooring throughout and central heating.

Sitting room: has sliding glass doors on two sides, opening to the natural woodland garden and secluded hot tub. There is ample comfortable seating-including a bed settee, a wood burning stove (with initial logs provided), Freesat TV/DVD/WiFi, a sound system and even a piano.

Kitchen: the separate smart kitchen diner has a dishwasher, washing machine, built in electric oven, fridge with small freezer compartment, microwave and hob. There is a breakfast bar with stools and a dining area with antique table and chairs. 

Bedrooms: there are two delightful ground floor bedrooms both with the original leaded windows, one with a good quality king size bed and one with another good super king size that can be separated into twin beds. Both rooms have coordinated bedroom furniture and attractive furnishings.

Bathroom: this gorgeous modern bathroom has a luxurious free standing bath, and large shower cubicle, WC and basin.

Outside: the hot tub is on the secluded patio to the rear surrounded by wild garden and woodland. The sheltered patio with table and chairs is a sun trap, the perfect place for relaxing, again surrounded by wild unkempt garden. 

Although maintained, serviced regularly and replaced when required, there is the possibility of the operational failure of appliances provided at the Lodge ( for example, but not exclusively: hottub, central heating, TV, internet, kitchen appliances, gas BBQ etc), as can happen in your own homes. We have changeover agency staff available on call out to remedy/repair issues in the shortest time possible. However, in the event of shorter stays, and the lead time for delivering parts/repairs, we cannot guarantee repairs will be completed before the end of a stay. Any recompense for significant inconvenience to guests will be at the discretion of the owners, with advice from Wales Cottage Holidays to ensure fairness. Bookings made for the Lodge are for the Lodge, grounds and facilities as a whole, not for the availability of a single appliance.

Please Note: The paths around the cottage are uneven and sometimes Slippy due the woodland location.  The mobile signal is weak and internet functions but is not fast

Cute property. Super helpful all being on one level, especially with children and a dog! House kept well, nice and clean upon arrival and a very generous welcome gift awaited us with the information folder (which was super helpful and even suggested some lovely places to visit). The location is great too.

We absolutely loved staying here! Fabulous location and super cosy and comfortable. The beds are amazingly comfortable, we have a chow chow which is a fair sized dog and he was fully enclosed not saying he wouldn’t jump it, if need be but he was great all holiday. We thoroughly enjoyed this break and so did our 2 boys. We will be back! The Prosecco and cake was lovely upon arrival. The thing I loved most was not seeing anybody at all, no hassle, no stress, felt like my own home from home.
