"Norbury Cottage" is a semi-detached dormer bungalow. All rooms are on the ground floor with the exception of the second (twin) bedroom and the airing cupboard. The main access is from a level concrete (ridged to prevent slippage) drive, with parking for two vehicles. The main access is metal gated with a width of 229cm (7 feet 6 inches approx).
A concrete path leads from the drive to the front door. Again, the surface is ridged to prevent slippage. There is one wide step up to reach the modern PVC type door, triple locked with single key-lock. The door is 75cm wide - the door handle does protrude into this space (6cm).  There is then an inner door, wood and glass pane with two separate locks - a Yale type and a Mortice type. There is a second step at the inner door, which then leads into the wide hallway.
A side picket fence with gate provides access to the rear garden - concreted surface. The gate is opened from the front using a 'Suffolk' latch. The gate can be bolted from the other side. There are two solid steps up to an undercover area in front of the back door. The back door is 78cm wide and of heavy wood construct, but opens easily inwards. A single Mortice lock opens this door, bolt and chain inside. The back door provides access into the kitchen.
The back garden is mainly laid to lawn with a slate and concrete paving-slab path along the full length. The concrete path from the back door leads (with a slight rise) to a paved patio, and is flush with the main lawn area. The garden is fairly level. There is a small step up into the summer house - twin doors, which can be held back in place, providing wide access.
Once inside Norbury, all ground floor rooms are on the same level. The hall, porch, and kitchen are tiled. The master living room, master bedroom and bathroom are carpeted, with the exception of the dining area in the living room which has self-adhesive floor tiles. All rooms are a good size and uncluttered, with the exception of the bathroom which makes manoeuvring a wheelchair difficult.
The walls in the property are coloured cream, peach, or yellow. The inner doors are painted white. Lighting is good. The TV, DVD, and flame effect electric fire have remote controls. All electric power points are approximately 60cm from the ground, except the TV/DVD point and the points in the kitchen. All power points and light points are white and wide switch style. The kitchen worktops are 90cm from the ground. The shower is situated over the bath. The height of the bath is 54cm. There are no grab rails in the bathroom. There is a phone which is set to incoming and emergency calls only. Internet access is available. Because of the nearby mountains, the mobile phone reception varies, but it is usually possible to get a decent signal from upstairs or outside in the rear garden.
The upstairs bedroom is reached by a flight of stairs - 13 steps. The stairs turn left twice (half way up) and are fully carpeted. There is a hand rail on the left side of the stairs. The landing has firmly fitted carpet tiles and upstairs bedroom is carpeted throughout.

Description

Norbury is in the small village of Dwygyfylchi, on the edge of the Snowdonia National Park, a stroll away from both the beach and delightful Sychnant Pass. This is a good location, with easy access to the A55 coast road, just 3 miles from the beautiful walled town of Conwy, 10 miles to Llandudno and within 20 miles of many of the most popular attractions of North Wales.

The Cottage: is a light and airy semi-detached dormer bungalow with a rear garden and parking to the front. Central heating.

Living dining Room: has views to the village church opposite and the mountains beyond.  There is comfortable seating and an electric flame affect stove. Freeview TV/DVD and WiFi. Dining table and chairs and selection of books and games.

Kitchen: the separate kitchen is well equipped with an electric oven/grill, induction hob, microwave, washing machine and fridge/freezer. A door leads to the rear garden.

There are two Bedrooms

Bedroom 1: is a spacious ground floor double with large windows and views over the garden.

Bedroom 2: is a first-floor twin bedroom with views to the coast.

Bathroom: the ground floor bathroom has a WC, basin and shower over the bath.

Outside: is an enclosed rear garden with lawn and seating.

Dwygyfylchi has a small village shop and a local pub and restaurant about half a mile away. This cottage is particularly good for cyclists with secure bike storage, the traffic free North Wales cycle path a few minutes' ride away and mountain biking from the door. For walkers, footpaths from the village take you down to the sea or to the Sychnant Pass and within 10 miles are the RSPB reserve at Conwy, the National Trust's Penrhyn Castle and Bodnant Garden, the coastal resort of Llandudno and 3 golf courses.
