Access Statement

This is a farm building which has been converted to a holiday let. You may drive to the yard to unload, with parking spaces provided to the gable end of the cottage. Patio to the front and access to this is either up 3 steps with hand rails both sides or by use of the small gradient which forms a small ramp at the other end. Main entrance has a small threshold to the hall. When entering the bedrooms are down stairs. Twin room to the left and double room with a suite on the right. Stairs to lounge and kitchen with hand rails both sides. The area is uncluttered and plenty of space also toilet upstairs. Leavers on all taps in kitchen and bathroom. Laminated oak wood on all floors, TV and DVD, no telephone, power point 50cm, light switch 110cm, all walls painted magnolia, doors and frames are varnished. All doors are standard width.

Description

2 Dolwen Farm is a delightful holiday cottage within the bustling courtyard of a working farm, whose farm shop is well known in the area. Fantastic for children and animal lovers, this is in a rural location with lovely views from the grounds over the surrounding countryside. Dolwen is 3 miles from Colwyn Bay, 6 miles from Conwy and Llandudno, and about 10 miles from the Snowdonia National Park.

The Cottage: is a pretty barn conversion which adjoins WAG502, so ideal for a family with grandparents staying next door. The owners are on hand to offer a warm welcome and local information. Central heating.

Large arched doors lead from the private patio into the hallway with bedrooms leading off on the ground floor

Living room: is on the first floor to make the most of the views and has an open-plan living/dining room and kitchen This well-planned room has an impressive beamed ceiling and includes a leather sofa and chairs, large Freeview TV/DVD and WiFi. Dining table and chairs.

Kitchen: is a handmade fitted cottage style kitchen with a Belfast sink, integrated oven and hob, microwave and dishwasher. A shared utility room (with WAG501) houses the tumble dryer, washing machine and freezer.

There is a cloakroom with WC and basin on this floor

Two ground floor bedrooms and en suite shower room * Note this is the only shower room with access through the double bedroom*

Bedroom 1: is the beamed master double room with en suite shower room. Furnished attractively with solid wooden furniture.

Bedroom 2: has two single beds

Shower room: has a shower cubicle, modern basin and WC.

Outside: is a private patio area but guests have use of the extensive shared gardens with lawn areas, shrub borders a pond with bridge over and seating areas.

*Note the pond is not fenced so children need to be accompanied at all times*

Dolwen is a great base from which to relax and enjoy the farm and its surroundings, or to explore the attractions of the local area. Colwyn Bay has a beach, watersports centre and the popular Mountain Zoo. The walled town of Conwy has lots of cafes, local breweries, pubs and independent shops, whilst Llandudno has a magnificent promenade, a tramway and cable car leading up to the summit of the Great Orme, also an artificial ski slope and toboggan run! Inland is the National Trust's Bodnant Garden, Bodnant Welsh Food centre and the mountains of Snowdonia.

 

The garden pond is not fenced so children should be supervised at all times

Things to see and do

Dolwen is a great base from which to relax and enjoy the farm and its surroundings, or to explore the attractions of the local area.

Nearby Colwyn Bay has a large beach and promenade where the award-winning Bryn Williams Bistro is situated, a must if staying in the area! The popular Colwyn Bay Mountain Zoo should also be on your visit list.

The walled town of Conwy has a magnificent castle, lots of cafes, local breweries, an award winning butcher, pubs, independent shops, and a great port where you can sit and watch the boats. The smallest house in Britain is here, open to the public if you can squeeze in! Also, the stunning town house of Ty Mawr which is also open to the public.

Llandudno has a magnificent promenade, a tramway and cable car leading up to the summit of the Great Orme, also an artificial ski slope and toboggan run! Inland is the National Trust's Bodnant Garden, Bodnant Welsh Food centre and the mountains of Snowdonia.

Travel up and down the coast is easy on the A55 expressway, so about half an hours drive will get you to the Island of Anglesey or the mountains of Snowdonia
