Access Statement

The property is a semi-detached cottage built in the early 20th century (with a later small rear extension to the ground floor) and is typical of other properties in the locality. Front door access to the cottage is directly from the road, via one low step. The front door opens into the sitting/dining room area which is uncluttered. During the months of October-April parking is available immediately outside the property on the road. From May to the end of September it is necessary to drop luggage off and park either in a lay-by or in a public car park. Both parking options are approximately 200m from the cottage. Rear door access to the property is via five steps with a hand rail. Access to the utility/boot room is via eight steps from the rear of the cottage, and the room has restricted headroom (approximately 1.75m). The garden can be accessed either by leaving the house through the front door and walking down a sloped pathway to the side of the house, or via the rear door and steps. There is a small raised deck area in the garden, accessed via two steps. There is a street light adjacent to the front of the cottage and an automatic security light to the rear of the house. The staircase has a turn near the bottom and hand rails from top to bottom. The stairs are well lit. Both bedrooms and the bathroom are on the first floor. Lighting throughout the property is good. Internal doors and door frames are painted white, with contrasting brass handles (chrome in bathroom). The TV and DVD players have remote controls; there is no telephone. All power sockets in the kitchen are at work surface level, and in all other areas 100mm-150mm above the floor. As the cottage is compact, particularly upstairs, it is unsuitable for adult wheelchair users. The bathroom does not provide enough space to manoeuvre a wheelchair of any size.

This semi-detached cottage is in Betws-y-Coed, the gateway to Eryri - Snowdonia. Manaros is a few yards away from the picturesque river and in a convenient location close to the local shops, café, bakery and pubs in this popular tourist destination.

The Cottage: is simply furnished throughout. It benefits from having a heated outside utility room large enough for storing bikes and outdoor gear, perfect for drying outdoor kit if needed. Gas central heating.

Living Room: is open plan with a three-piece suite, electric feature fire and Freeview TV. Table and chairs for four people.

Kitchen: has a small breakfast table and large window with great views over the back garden to the hills beyond. The kitchen has an electric cooker, fridge and dishwasher. There is a freezer, washing machine and tumble dryer in the outside utility room.

There are two bedrooms and a family shower room on the first floor.

Bedroom 1: is a double bedroom.

Bedroom 2: is a single bedroom

Shower room: has a shower cubicle, WC, basin and towel rail.

Outside: is a patio area with a picnic bench and a lawned garden. Private parking for one car a short way up the road.

Set in a beautiful river valley in the Eryri - Snowdonia National Park, Betws-y-Coed is ideal for an outdoor activity holiday. There are beautiful walks along the river to the Swallow Falls (2 miles) and many forest trails for walkers and mountain bikers. The village has a main line railway station and railway museum with children's attractions. Blaenau Ffestiniog for Zip World zip wire is 11 miles away and Dolgarrog for Surf Snowdonia, 8 miles. Llanberis for Yr Wyddfa - Snowdon is 10 miles away. The National Trust's Bodnant Gardens, golf, fishing and the coastal towns of Conwy and Llandudno are all a short drive away.

This is the 3rd time we have stayed at Manaros as we find it ideal for walking into the village and local walks. Lovely comfortable cottage, had an issue with the Freesat box but immediately the owner ordered an updated new one and the lovely caretaker & husband came the day after and installed it, big thank you!

Very good location close to lot of walks around. Very well equipped and lovely. Just take care for strong guys as the double bed is only 1.40m large. I would recommend the place.

The property was lovely and perfect for our stay, we loved the location and would definitely stay again. Our only quibble would be some of the kitchen utensils and pans were not very clean and not everything listed was provided e.g. laundry detergent (there was a pot but it was empty). These are only minor things and did not make our stay any less enjoyable and would not stop us from returning. Thank you for a wonderful stay, we hope to come again soon.

We were disappointed, with the cottage being so cold, knowing we were arriving at 16:00 on the 17th April, we would have appreciated, if heating was put on ready, as it also Smelt damp ! Which wasn't at all welcoming. The fact that we paid quite a lot of money for 5 day stay, there was, only one and half toilet rolls left for our use, very sparing cleaning products for toilet too ! We have been on many cottage holidays, this one was quite disappointing, there was no welcome hamper either ! To top it all, the neighbour across the road, were doing building repairs which were extremely noisy the entire time we were there, they were also erecting scaffolding, the noise was deafening....
