Access Statement

This 100 year old Lodge Cottage is a detached property with adjacent close car parking. There is an outside wall light directly over the parking and front path area leading to the front door. The back door and path area also has an outside wall light. The rear garden has a flight of some five steps leading to a patio area. Though there is a handrail here we think it would be unsuitable for both the infirm and young children. The front door has a 100mm threshold up, but the back door is on the same level as the path with a storm-guard protector. On the ground floor, the sitting room and kitchen has adequate space for manoeuvring but the doorway between the two rooms is too narrow for a wheelchair. From the kitchen, there is a small flight of 3 steps leading to a higher ground floor area. This flight has a handrail set at 900mm above the pitch line of the steps. This leads to a hall area with rear access through to the back door and good access to ground floor bedroom and adjacent bathroom all on the same level. Both these rooms have good space and light. The staircase (from the sitting room) has one initial step of 200mm to a landing area leading to the main staircase. This has a good bottom and top newell support with a handrail on the right and additional safety rail on the left (secured to wall). Because of the age of the building the stairs are a little steep and narrow (again this would be unsuitable for the infirm and young children). The main first floor bedroom on the right has good space and light. To the left a second first floor bedroom has less room for manoeuvre but lighting is just as good. At the end of the landing is a small bathroom/WC and has less space for manoeuvre than the downstairs bathroom. Lighting is good. The walls throughout are light in colour. Natural and artificial lighting is good. The TV has teletext by remote control. All electric power points (except kitchen worktop levels) are at 450mm and light switches at 1400mm.

Description

The Lodge is a delightful detached house, in a superb, rural yet convenient location, with a south facing aspect and excellent views over to Snowdonia. It is situated near the small hamlet of Llanfaglan, 2.5 miles from Caernarfon, 5 miles from the Snowdonia National Park and with easy access to the beaches of the Lleyn Peninsula. There are footpaths from the door, across fields and the owners’ land, to a historic church and the pebble beach at Foryd Bay, with stunning views across the Menai Straits to Anglesey and towards Caernarfon. Here you can explore the delights of this historic town, with its famous castle, Welsh Highland Railway, cafes, shops and pubs. Approximately 1 mile away is an award-winning cafe/garden centre/shop and the Lon Eifion traffic free cycle route. The Blue Flag Award beach and hill fort at Dinas Dinlle is 6 miles away.

The Cottage: with Welsh slate floors and beamed ceilings throughout the ground floor, The Lodge has a great traditional atmosphere. The owners live a short distance away and are on hand for a warm welcome and any advice needed. Also enjoy the lovely welcome goodies they provide on arrival. Oil central heating. Mobile signal and 4G and WiFi.

The Sitting Room: is a cosy little room with a woodburning stove (logs supplied),Smart TV and DVD Wifi

The Kitchen Diner: is well equipped with a fitted kitchen, washing machine, dishwasher, electric hob, oven and microwave. The dining area has a pine table and chairs and an electric log-effect stove in the original fireplace.

There are three bedrooms: a ground floor double, and a twin and single on the first floor.

Bedroom 1: the ground floor double is attractively furnished with traditional furniture and a lovely Welsh blanket.

Bedroom 2: is a twin room with good views.

Bedroom 3: is a single room with views.

The main bath/shower room is on the ground floor with a smaller bathroom on the first floor.

Bathroom 1: on the ground floor has a bath and separate shower cubicle, WC and basin.

Bathroom 2: on the first floor has a bath, WC and basin.

Exterior: there are terraced, lawned gardens, with garden furniture to the rear, which give access to 52 acres of the owners’ fields and farm land. Also a seating bench at the front for admiring the views. Private parking for one car. Parking for additional vehicle/vehicles is available on request.

What a lovely holiday home. The owners Mr and Mrs Thomas couldn't have been more welcoming and helpful. We found everything we could need. The house was comfortable and warm, The downstairs bedroom and bathroom were very welcome as I have limited mobility at the moment. The weather was reasonable and we were able to get out and about to do what we wanted to do. The house is within easy reach to road links for a wide range of attractions in North Wales. We all loved it.

It's peaceful and surrounded by beautiful nature. The added bonus of having a paddock we could let our dog run in was great. Thanks so much.

We had a lovely week in the Lodge. The owners were very friendly and ensured we knew how everything worked. We could relax knowing our dogs were secure in the garden. There are lovely views from the both inside the cottage and in the garden. We walked from the cottage to Caernarfon along the footpaths, which was enjoyable for both us and the dogs. We enjoyed a couple of meals at The Anglesey Arms, one outside with wonderful views over the Menai Straights, the other we sat inside where the dogs were welcome.

Location

The walled town of Caernarfon is one of the most popular places to visit in Wales. Here are Jacky’s top 7 things to see and do whilst on your holiday in the area:

  1. Top of the list has to be to visit the majestic Caernarfon Castle. Open all year, great for all the family and with an interesting Welsh Fusiliers museum.
  2. Take a stroll, or bike ride from the castle, along the walls and past the marina (bike hire available in the town). Enjoy stunning views across the Menai Straits to Anglesey. If feeling energetic, the cycle way continues to the pretty seaside village of Port Dinorwic (Felinheli). Alternatively take it easy and wander back to the many independent shops and cafés in Caernarfon.
  3. The Welsh Highland Railway starts in the town and makes its journey, passing underneath Snowdon, through the mountains to Porthmadog. Beddgelert is a pretty village on en route where you can take a riverside walk, or enjoy a swim! Visit the famous Gelert’s Grave or National Trust shop and sample the very popular Glaslyn ice creams.
  4. For the kids there’s a great outdoor play area and skate park just across the river in Caernarfon. If the weather is not up to scratch there’s an indoor play centre for children and adults, if you dare… I haven’t managed the steepest slide yet! There’s a leisure centre with swimming pool, and on the outskirts of town, Gypsy Wood Activity Park.
  5. My favourite place to eat is the Black Boy Inn, good welsh pub food in a busy, lively atmosphere. Alternatively, during the day, Fron Goch Garden Centre’s award winning restaurant serving home cooked food and cakes is a few miles walk/cycle along the Welsh Highland Railway (Sunday lunch here not to be missed).
  6. The Foryd Nature Reserve runs along the tidal estuary from Caernarfon, enjoying great views of Caernarfon Castle and the Llŷn Peninsula. Whilst there, visit the tiny church at Llanfaglan, romantically positioned overlooking Caernarfon Bay.
  7. Discover the Roman Fort of Segontium on the outskirts of Caernarfon. Built to defend the Roman empire against rebellious tribes, the fort survived until the end of the Roman occupation of Britain, no other fort in Wales was held for so long.
