Access Statement

This single storey stone rendered cottage was renovated in recent years to provide a high standard of accommodation, in pleasant surroundings, which should meet most needs. The cottage is fully double glazed and has full gas central heating. A well lit parking area is on the level, at the front door. Porch with hand rail and outdoor light has one step up to the entrance hall (a ramp is available on request). The double glazed front door has a clear opening of 680mm. All rooms are on one level, with all interior doors having a clear opening of at least 740mm. The French windows in the lounge have access to the patio, one step down. Most power points are approximately 1000mm above floor; bedside lights are provided in both bedrooms, there is plenty of additional lighting throughout. The bathroom has grab rails at the bath/shower and the WC (a seat for over the bath and a raised toilet seat with frame are available on request). The sitting room has a colour TV with remote control and teletext; video and DVD player, radio, cassette and CD player. Outside paved areas are on the level with access to lawned garden and patio from the sitting room French windows or from the front door. Outdoor table and chairs are provided on the patio and bench seating on the lawn. This property would be suitable for someone with mobility difficulties but not for someone who is totally reliant on a wheelchair as there is not enough space in the bathroom to manoeuvre a wheelchair easily. The front door has a reduced clear opening width.

Description

Y Bwthyn is a well presented, single storey detached stone cottage, in lovely gardens surrounded by pleasant rural countryside. This is an ideal location for exploring the Lleyn Peninsula, between Pwllheli and Criccith, 9 miles form Abersoch and 17 miles from Caernarfon, with easy access to the Eryri - Snowdonia National Park.

The Cottage: is close to the owner's house. They offer a warm welcome to their immaculately well looked after cottage, and good knowledge of the local area. This property is suitable for the less able (but not fully wheelchair accessible). Gas central heating.

Sitting room: has French windows leading to a private patio overlooking open countryside. There is a comfortable sofa and arm chair along with a reclining easy chair. Cosy flame effect electric fire, Freeview TV/DVD/CD player, books, games and WiFi

Kitchen diner: has a pretty inglenook fireplace with a multi fuel stove (logs provided in winter), an antique table, chairs and an oak settle. The kitchen is bright, cheerful and well equipped with a fridge/freezer, gas hob and integrated oven, coffee machine, microwave and toaster. A laundry service is available, free of charge.

There are two ground floor bedrooms

Bedroom 1: is a double, nicely decorated and well presented

Bedroom 2: is a pretty twin

The bath/shower room:  is fully tiled with a shower over the bath. There are grab rails and an over-bath seat and toilet frame available.

Outside: Is a private patio with seating and a shared well looked after garden with seating areas, an arbour, large lawn with a fishpond and garden furniture. There is secure bike storage and space for a small boat.

Y Bwthyn has views of Snowdonia from the garden. There are many lovely beaches and attractions nearby including the lively town of Pwllheli with its marina, beaches, shops and cafes. Criccieth with its famous castle, and the popular coastal resort of Abersoch for watersports. For the active there is superb walking on the Wales Coast Path, rural cycling, sailing, windsurfing, horse riding and golf. Also there is no light pollution - a 'dark skies' area, ideal for star-gazing!

Cottage was well equipped, comfy and warm. Owners were welcoming and friendly. Keen to offer advice when required. Location is quiet but only a couple of miles from Pwllheli.

Everything we needed was in the cottage ready for us- pint of milk and welshcakes on arrival day, handwash, kitchen cloths/washing up liquid etc. Beds were really comfy!!! The cottage was clean and cosy with plenty of room for 3 adults and a teenager. The cottage is very close to owners' property which was not a problem, but may be useful to know if you are likely to make a lot of noise.

A delightful cosy cottage in a quiet location, right next to the owners' house. The hosts were friendly and helpful, nothing was too much trouble. There is no washing machine or dishwasher but every other requirement was catered for. The area is very rural and scenic with easy access to places like Caernarfon, Porthmadog, Pwllheli and Aberdaron. We would have no hesitation in recommending the cottage to other couples or families with small children.

In general the property was very good, spotlessly clean and a good location. to make it top notch it could do with a washing machine and a dishwasher , saying that i don't know where they could put them. The cottage is small , ok for two people but for four it would be a tight fit !!!
