Access Statement

This 1980s bungalow has been refurbished to provide a high standard of accommodation, which should meet most needs. It has a large parking space with wheelchair access. The bungalow is built in a slightly elevated position. There is a 900mm wide path towards the front door, and back door. A step of 155mm into the front porch. The ground floor of the property is all one level and there is plenty of room to manoeuvre a wheelchair with all doors 750mm wide. All electric light switches are approximately 1135mm above floor level, and power points 300mm above floor level (with kitchen power point above worktops). Walls are mostly pale with white doorframes and wood veneered doors. The lounge has a TV with Sky Digital that has an excellent picture, but does not work like normal channels.

Description

Llys Pennant is a detached property, in a peaceful rural location, set amongst rolling green hills and farm land, on the owners working farm. This single storey house is immaculately looked after by the owners’ who live close by. This is 1 mile from the ancient village of Gwytherin, 10 miles from Betws-y-Coed and Eryri - the Snowdonia National Park and within a short distance of the North Wales Coast. Colwyn Bay 15 miles and Conwy 18 miles.

The Cottage: enjoys extensive views over the beautiful hills and farmland.  As it is all on one level, is suitable for those with limited mobility. This is a dog friendly property.  Oil fired central heating throughout.

Entrance: is into the porch, with space for coats and outdoor kit.

Sitting Room:  has an open fire, with logs and coal provided, leather style sofas and an easy chair, a large Smart Tv and WiFi

Kitchen/Diner:  the large kitchen/diner has a practical tiled floor, table and chairs. There is plenty of work space and storage. The fitted kitchen includes a dishwasher, electric cooker, fridge/freezer and microwave. A door leads to the spacious utility room with the washing machine, tumble dryer and second WC. A door leads from here to the back garden.

Bedrooms: There are three bedrooms. A king size master bedroom, a twin and a single

Bathroom:  has a bath with an electric shower and shower screen, WC and basin. There is a further cloakroom with WC adjacent to the utility room.  

Exterior: there is a fenced garden with lawns and shrubs, patio area with lovely views and garden furniture.  Private parking alongside the property.

This is a relaxing location at the head of a dead end valley. Superb walks can be taken from the door through farmland and up into the hills of the Hiraethog range. Spectacular quiet roads lead over the hills, ideal for exploring on bikes or in the car. The historic market town of Llanrwst is close by with its pretty cafes, riverside walks, antique shops and art gallery. The nearby Conwy Valley has the National Trust’s famous Bodnant Gardens, Bodnant  Welsh Food Centre and, for the more adventurous, Zip World Forest at Betws-y Coed, also mountain biking trails in the Gwydir forest. On the north Wales coast is Colwyn Bay for the Welsh Mountain Zoo, beaches and water sports centre, and Conwy for its historic castle, walled town and lovely harbour.

 

This property has natural Welsh water from a private supply, purified and tested regularly and passed as safe for drinking.

The property is a bit of a drive over the hills, but is in the most stunning location. The owner was incredibly friendly and we would have loved to have stayed longer. The setting is at the bottom of a valley surrounded by pheasants and a couple of farm dogs. A 20 minute walk up the hill leads to views of Snowdon and Siabod which makes for a glorious sunset. The cottage itself is warm and cosy and well insulated with plenty of wood for an open fire. All the facilities are also great - dishwasher, big TV, comfy sofas etc. Will definitely be coming back!

Wonderful location in a valley full of wildlife, from dozens of birds at the feeder to Red Kites flying overhead. Bungalow was spacious and clean with all the utensils required for a comfortable stay. The owner had baked a fresh Victoria sponge and placed it in a cake tin ( nice touch) Overall a great break with our two Westies.(although they did bark at the sheep and pheasants)!!!

This was a perfect get away for our family, located in a beautiful part of North Wales, stunning scenery and wonderful hosts. The property is situated on the host's farm and we loved seeing the pheasants, sheep, birds, squirrels ....everywhere we looked! It is a wonderful place for a family holiday and our dog loved it too!
