Access Statement

This is a typical farm building conversion with two access points from the main concrete yard.

You may park directly opposite the main front entrance; enter via a porch with three steps of 125mm each to reach the porch door. When you enter the lounge to the kitchen there is one step of 150mm, otherwise the rest of the ground floor rooms are all level. To use the back door there is one step of 150mm from the dining room. From the lounge there is a flight of stairs to the upstairs bedrooms and bathroom and the stairs comply with building regulations.

Areas are uncluttered and have plenty of space, however the doorways are too narrow for a wheelchair @ 700mm frame to frame; most openings were existing.

All the property is painted pale colour and most of the floors are laminated except for the bathroom.

There is no telephone but mobile phone reception is very good. All electronic power points are at low level, except for the worktop levels in the kitchen. All light switches are 1400mm from the floor.

The Stables, nestling in the heart of the beautiful North Wales countryside, on the edge of Eryri (Snowdonia) National Park, is a barn conversion where you can enjoy stunning views across rolling green fields. A perfect location for an “away from it all” break, surrounded with a wealth of wildlife and plenty of walking trails. This semi-detached rural property is conveniently positioned to explore many local areas and attractions. Bala, with its stunning lake is about 9 miles, Llangollen 14 miles and Betws-y-Coed in the Snowdonia National Park 18 miles.

The sitting room benefits from a cosy wood burning stove (logs provided), TV/DVD/Freesat and comfortable seating. There is a separate dining room with a pine table, chairs and a serving hatch to the galley style kitchen. There are three bedrooms; on the ground floor is a triple bedded room; on the first floor the spacious master bedroom has a king size bed and lovely views, additionally there is a small bedroom with a double bed, with one side of the bed against the wall. Also on the first floor is a large modern bathroom with a separate shower enclosure and a smaller bathroom with a shower over the bath. In the kitchen there is a microwave, fridge, electric oven and hob and a washing machine. There is a freezer and bike storage in the conservatory. Oil-fired central heating is included. There is a sitting area to the front of the property with garden furniture, where you can enjoy views of the surrounding hills and farmland. Access to the property is via a private concreted farm road with a shared parking area immediately outside the property.

The village of Maerdy has a local pub and nearby is the very popular Rhug organic farm food shop and cafe. This is a pleasant rural area of north Wales with walking from the door and plenty of visitor attractions in the area. There are watersports and mountain/family biking at nearby Llyn Brenig and Llyn Bala. Visit the pretty town of Llangollen with the picturesque Dee river, famous canal, with walking and canal barge excursions, and popular heritage railway. Nearby Betws-y-Coed is known as the gateway to the Snowdonia National Park, famous for its stunning landscape and world class attractions.
