Access Statement

This renovated former farmhouse is located on a hillside looking towards the Clwydian range. Access to the property for the last mile is by country lanes. Parking is adjacent to the property. The property has a single step at both entrances. Internally there are 11 steps to access the first floor, with a handrail on the right hand side, where all the bedrooms are located together with a bathroom. On the ground floor are the kitchen, lounge, sitting room and utility room, all of which are uncluttered. There is also a downstairs WC and shower which is narrow. Walls throughout are mostly pale with timber doors and dark frames. Lighting is good throughout. The TV has remote; there is a phone for incoming calls. Good reception for Vodafone mobiles but other mobile services are untested.

Description

Hendy is a beautifully converted, detached stone farmhouse, retaining many original features such as beams and a huge inglenook fireplace, and located in a lovely elevated position above the owners’ working farm. This is a rural area of rolling green hills, farmland and historic villages. With a ‘snug’ on the ground floor that can be used for alternative sleeping arrangements, and a ground floor shower room Hendy is also suitable for less able guests. One mile from the small village of Groes, 4 miles from Denbigh and 12 miles from Ruthin.


The Cottage: is spacious and full of character with original beams throughout and the original exposed stone wall in places. Oil central heating.

Entrance: the entrance porch is ideal for storing muddy boots and clothes; a second side entrance leads you to the shower room and large utility room.

Sitting Room: has a woodburning stove in the impressive inglenook fireplace with logs provided. The room is carpeted with a rug over and has two comfortable sofas, Freeview TV/DVD and Wifi.

The Snug: leading off the sitting room is the cosy snug with a bed setee, chairs and a small TV. This room is ideal for kids as a play room or for alternative sleeping arrangements.

Kitchen Dining Room: fitted kitchen, well equipped with plenty of work surface and storage space, ideal for family gatherings; there is a dishwasher, electric oven, halogen hob, fridfe freezer and microwave. There is a large table and chairs.

Utility Room: with an additional sink and washing machine.

All bedrooms lead off the beamed landing.

Bedroom 1: a spacious room with double bed and plenty of room for a cot. Pretty soft furnishings and nice views to the front and side.

Bedroom 1: a twin room.

Bedroom 3: a bunk room with full size bunk beds.

Bathroom: a first floor family bathroom with bath, basin and WC and a ground floor shower room.

Exterior: a large lawned garden with picnic bench and paved area, great views over the surrounding countryside. There is private parking for several cars.


This is a lovely quiet area with plenty to do nearby. There are circular country walks from the door with extensive views over the Vale of Clwyd, more walking in the Clwydian Mountains and further afield in Snowdonia. Mountain biking is popular in this area in the nearby Llandegla bike park and Clocaenog forest, also lots of cross country routes. Llyn Brenig, 6 miles away, has family cycling, fishing and watersports, there is a café here overlooking the beautiful reservoir and a great kids play area. The town of Denbigh has full amenities and a castle to explore, whilst historic Ruthin has lots of independent shops, a Victorian gaol and a popular craft centre. A spectacular drive over the moors takes you to Betws-y-Coed, the ‘gateway to Snowdonia’ from where you can access the bigger mountains of the Snowdonia range and many adrenaline activities such as Zip World Fforest and Surf Snowdonia. North Wales beaches about half an hour away, and the Roman walled city of Chester is not to be missed.

Such a quiet and peaceful place to stay amenities close buy just love the place

Overall we had a great stay and found the property to be very comfortable and well equipped and the location was excellent. Just by way of a suggestion there were a few things in the kitchen that could be improved including - provision of a tea towel and pizza wheel. Also the frying pans are warped and therfore don't heat up properly on the ceramic hob. This is not criticism however, and I can confirm we all had a lovely time.
