Access Statement

This recently converted cottage is at the end of a council adopted lane providing good access and is situated adjacent to A321 and near to the owner's house.  The car park is large and level, surfaced with tarmac and is approximately 20 metres from the cottage via a wide path which is partly sloped and also has steps with a handrail.  There is a double front door to the cottage providing a very wide opening. 

 

The bedrooms are on the ground floor (two stone steps up to the double room) and the living areas are on the first floor accessed via a spiral style staircase (carpeted) and is therefore unsuitable for wheelchair users or those with limited mobility. 

 

All internal doors have latch handles.  Walls are painted in pale colours and rooms are well lit with ceiling lights and lamps are provided in the bedrooms and the living room.  There is a colour TV and DVD player with remote control.  There is full central heating throughout with thermostatic valve control and a supplementary electric fire in the lounge with remote control. 

 

There are two steps down to the outside patio area but this can also be accessed via the lawn.  Garden table and chairs and a barbecue are provided. 

 

The nearest railway station is 4 miles away at Caersws and National Express buses stop at Llanidloes (3.5 miles).  Shops and places to eat and drink can be found in Llanidloes. 

 

Mobile phones have limited operational coverage inside the cottage (some networks are better than others) but most work well outside.  In an emergency the telephone in the owners house can be used.  There is an information pack and OS map of the locality.  

 

Description

A delightfully converted cottage in the grounds of the owner's 500 year old timber-framed farmhouse, enjoying far-reaching views down the Trannon Valley, 1 mile from the village of Trefeglwys, 4 miles from the market town of Llanidloes.

2 Derw Cottages is at right-angles to No 1, facing away in the other direction. The cottage benefits from WiFi (although in this rural area speeds are not fast) and oil central heating.

Ground Floor:

Entrance Hall with original stone flooring.

Bedroom 1 with double bed, feature stonework on the wall and En Suite with shower over the bath, WC and basin.

Bedroom 2 with Zip & Link either 2 singles twin or super king.

Kitchen with breakfast bar and two stools, electric oven and hob, extractor hood, fridge and freezer; the kitchen opens into:

Utility Room with microwave, dishwasher and washer dryer.

Shower Room with shower cubicle, WC and basin.

First Floor:

Living Room with comfortable seating, TV, DVD player, electric flame-effect stove; patio doors leading onto a balcony with garden furniture and wonderful views over the surrounding countryside and hills; dining area with dining table and four chairs.

Parking for one car on shared parking area adjacent to the pair of cottages; additional space available nearby.

Outside as well as the first floor balcony to the rear, there is a patio area to the front with garden furniture and barbecue. Access to grounds and facilities shared with the adjacent cottage and one other property on site. A stream runs through the grounds, so children must be supervised.

Games Room with pool table, air hockey and table tennis.

Outdoor Games Areas including children’s adventure play area, junior football pitch and full sized tennis court.

Great local walking and Llyn Clywedog, 5 miles away, for sailing.  Lots to see and do within easy reach of this central location.

Cottage was lovely and in a beautiful quiet location. The facilities were excellent with everything that could be needed being provided. The games room and play area make this cottage a great choice for couples, group of friends, and children. Would definitely book another visit.

Derw Cottages is a wonderful place to stay. Our visit was for seeing family locally and it was with great pride that we couldn't wait to show them the place. Everything was really comfortable, the upstairs living room in Number 2 was a particular strength as you get the full impact of the views. The beds were warm and comfy (especially the considerate addition of electric blankets in mid January!) and the kitchen and bathrooms were well equipped. Having a family to entertain it was great to have a games room. We would definitely consider returning for future visits and we're very appreciative of the effort put in by our hosts.
