Access Statement

This Property is a spacious Farmhouse in an elevated position above Llangurig. There is a large, level parking area with chipping stone covering leading to a concrete pad. The property has three front entrances (one with conservatory) and one rear entrance. The first front entrance and the rear entrance only have door sills. The second front entrance has one 4 inch step and the third has four stone steps approximately 3 inches high. Within the property, there is a pine fitted Kitchen, a Utility room, a Dining room with slate floor, Aga and feature Bread Oven and a sitting room with a double bed settee and a payphone. There is one 8 inch step into the Lounge which has a leather Chesterfield and armchair, a T.V. and a Woodburner. From the Lounge there is one 4 inch step to access the Four Poster Bedroom and the Shower room. Ramps for both of these steps can be made available if requires. Access to the upstairs Bedrooms and Bathroom is via a standard Staircase. There is a large lawned area with Garden furniture to the front of the property and further grounds to the rear. There are stables and a paddock available for horses. A hairdryer, electric blankets, a Barbeque, a cot and highchair, bed linen, towels and tea-towels are also available.

Description

Bryncylla is a spacious farmhouse, standing on its own in an elevated position at the end of a private no-through lane, above the village of at Llangurig, which has a shop and pubs. The house has wonderful, far-reaching views over the surrounding countryside and is surrounded by paddocks and woodlands; the view can be admired from a lovely patio area to the side of the house with garden furniture and luxury hot tub. The owner, who lives on site, keeps and breeds horses, using adjacent outbuildings and barns attached to the house.

The house has some lovely period features, is comfortably furnished and well equipped, with oil-fired central heating throughout. WiFi available.

Ground Floor:

Conservatory: with cane suite, TV and lovely views over the garden, valley and hills.

Dining Room: with slate tiled floor, Aga in the inglenook fireplace, extending dining table and chairs, two recliner chairs with footstools, traditional Welsh dresser and TV.

Kitchen: with electric cooker, microwave, slim dishwasher; adjacent Utility Room with tall fridge freezer and washing machine. Plus Aga

Snug: which can be an additional bedroom, with full-sized double sofabed, armchair, large clothes/bedding storage cupboard, folding screen, good range of lighting.

Sitting Room: with wood burning stove on slate hearth, leather 3-seater recliner sofa, leather recliner chair and footstool, leather armchair, three additional upholstered easy chairs, large TV with free satellite channels, DVD player, CD player.

Inner Hallway: with payphone and tourist information.

Bedroom 1: with king size bed, TV and oak bedroom suite.

Shower Room: with electric shower in cubicle, basin and WC, fully accessible. 

First Floor:

Bedroom 2: a family bedroom with double bed, single bed and oak bedroom furniture.

Bedroom 3: with double bed, TV and oak suite.

Bathroom: Bath with electric shower over, WC and basin.

Outside: Lovely landscaped gardens. Patio area to the front and raised patio area to the side of the house with garden furniture and a luxury hot tub with cover, mood lighting and lovely views. Stabling is available for guests’ horses, by prior arrangement with the owner. Fully enclosed.

Parking: Plenty of hard-standing parking and turning space to the front of the property.

This is a peaceful rural location, with some interesting places to visit nearby, including Rhayader (Red Kite feeding station) and the Elan Valley, Llyn Clywedog (watersports), walking and mountain biking at Nant yr Arian, Devil's Bridge, Vale of Rheidol Steam Railway, and the coast at Aberystwyth, Borth and Ynyslas.

What an absolute treasure of a property. The cottage is beautiful very clean and nothing is to much trouble for the owner who is an absolute delight. The views are wonderful and the hot tub is fantastic overlooking the valley and the lights on the hot tub offer a wonderful addition.
