Access Statement

This C18th barn was converted into holiday accommodation in 1997. It occupies a gently sloping site and is detached and to the rear of the farmhouse. There is generous car parking immediately to the front of the property. It is approached via a flight of five steps served by a handrail and an outside light when required. To the side of the cottage, off the sitting room, is a stone terrace accessed through the garden by means of a sloping grass path. Although single storey, the ground floor has some changing levels. From the kitchen to the bedroom is a single step, plus a second step to the sleeping area. There are two steps of different height in the bathroom. There is a separate W.C. off the sitting room. Lighting throughout is good with all switches approximately 1100mm above floor level. There are bedside and other occasional lamps. All power points (other than kitchen worktop points) are at approximately 450mm. The colour TV has teletext by remote control. There is no telephone. Walls throughout are magnolia with dark oak stain/painted doors and frames.

This attractive cottage faces south-west and enjoys stunning views from the grounds over the Welsh hills as far as Snowdonia (60 miles), Cader Idris, Plynlimon and the Berwyns. Situated in the landscaped grounds of the owner's home, this delightfully renovated barn is 2 miles north of Churchstoke and 6 miles east of the old county town of Montgomery.

Cwmdulla Barn has a wealth of exposed timbers and other original features. WiFi is available and the cottage benefits from oil-fired central heating. The cottage is approached via a path and flight of 5 steps with handrail. Although single storey, there are some changes of level, with a step down from kitchen to bedroom, as step up to the sleeping area and two steps of differing heights in the bathroom.

Outside is a patio with garden furniture and access to 44 acres of private grounds with wonderful walking from the door.

Offa's Dyke, Kerry Ridgeway and Severn Way footpaths nearby. An ideal location for a couple to get away to the country and enjoy a relaxing stay. Local pub 0.75 mile away and the Roundton Hill Nature Reserve and Iron-Age Hill Fort site, 1 mile. Newtown and Welshpool are each about 20 minutes' drive, Shrewsbury and Ludlow, 30 minutes.  Welshpool for leisure centre, Powis Castle (NT) and Welshpool-Llanfair Caereinion Light Railway.

I had the best luck of all being that the weather was dry and rather hot during the week I stayed. The cottage was comfortable and cool despite the hot weather outside. As it is placed in the countryside the views of the valley were a delight in the evening and watching the birds very relaxing. Although the lane to the cottage was narrow but there were plenty of passing places making it less stressful then expected. The local store was well supplied with food and drinks as required.
