In the heart of the countryside, just a couple of miles from the sea, 3 superb newly converted barns make up Vale Farm Barns which sleeps up to 18 people. Surrounded by 3,000 acres of ancient heathland, conservation farmland, woods and meadows, you still have the advantage of all mod cons. Perfect for a large family gathering or a group of friends, the barns have been beautifully converted to provide spacious contemporary accommodation for up to 18. Sewell Barn is ideal for grandparents or a couple with a baby who might want the odd few minutes of quiet time away from the family. Vancouver has dining for all 18 whilst Brand and Sewell haver catering for 8 and 2 to 3 respectively. Stunning contemporary staircases, state of the art bathrooms and utterly attractive contemporary furnishing and fittings sit comfortable with the old beams and traditional shell of the barns. Pub: 0.8 miles, Shop: 5.5 miles.  

Vale Farm Barns is made up of three barns (Sewell Barn, Brand Barn and Vancouver Barn), next door to each other.

SEWELL BARN GROUND FLOOR 
Open Plan Room 
with Sitting area: sofa, arm chairs, occasional tables, lamps and unit with flat screen Smart TV, DVD and Freeview and Radio. French doors from the sitting room lead out to a patio with table and chairs. Dining area: a dining table and four chairs and side table and Kitchen area: with built-in fridge with freezer compartment, washing machine/tumble dryer, dishwasher, electric hob and built-in oven. There is a seperate freezer for use by all the barns in the laundry room.

SEWELL BARN FIRST FLOOR
Bedroom 1: 
king sized double bed, bedside cabinets with lamps, a wardrobe with shelves, chest of drawers, dressing table and two Lloyd Loom chairs. A door from the bedroom leads out to a small balcony. Ensuite bathroom: with a roll top bath with hand held shower, wash basin, w.c. and heated towel rail and shaver point.

BRAND BARN GROUND FLOOR 
Kitchen:
is fully fitted and includes electric hob and built in oven, dishwasher, large fridge/freezer, microwave and sink.
Sitting/Dining Room:
The sitting room has a wood burning stove, large picture windows overlooking the woodland and meadows in the distance, there are large leather and cloth sofas and chairs, coffee and occasional tables, lamps, and large sideboard, flat screen Smart TV with freeview package, DVD and sound system - a lovely large, light room. The dining area table can seat up to 12 people and there is a large dresser with china and cutlery etc.
Cloakroom:
 with w.c. and washbasin.

BRAND BARN FIRST FLOOR
Bedroom 1:
with king sized double bed, bedside tables and lamps, dressing table with drawers, wardrobe & chest of drawers. Ensuite Shower Room: has a corner shower with double doors, heated towel rail, wash basin and w.c.
Bedroom 2: 
Single bedroom with 3ft bed, chest of drawers and hooks
Bedroom 3: 
Bunk bedroom with full sized bunks, full size single bed, chest of drawers and hooks.
Bedroom 4: 
a large picture window overlooking the woods and surrounding meadows, a king sized double bed, bedside tables and lamps, chest of drawers and wardrobe. Ensuite Shower Room: has a large corner shower with double doors, heated towel rail, wash basin and w.c.
Family Bathroom:
 with bath, wash basin, w.c. and heated towel rail.

VANCOUVER BARN GROUND FLOOR
Kitchen: fully fitted with butler sink, dishwasher, electric hob and double oven, microwave and American style fridge freezer. Step down into the sitting/dining room. 
Sitting/Dining Room: 
The dining area has a large dresser, serving table and dining table seating 12 to 14. The sitting area has 3 sofas, sofa table, Smart TV, DVD free view and sound system, log burning stove and french doors opening on to the terrace.
Snug: 
with TV / DVD, a fantastic snug for the children or adults with sofa and bean bags and a coffee table.
Cloakroom: 
with wash basin and w.c.

VANCOUVER BARN FIRST FLOOR
Bedroom 1:
King sized bed, bedside cabinets and lamps, wardrobe and chest of drawers, A vaulted ceiling and windows overlooking the woodland and meadows beyond make this a really stunning room. Ensuite Shower Room: which has a double sized shower, wash basin, w.c. and heated towel rail.
Bedroom 2: 
twin bedroom with 3ft single beds, bedside lights and under bed storage.
Bedroom 3: 
full sized bunk beds, chest of drawers
Bedroom 4: 
king sized double bed and bedside tables and lamps, a fitted wardrobe and a large area of shelving. Ensuite Shower Room: double shower, wash basin, w.c. and heated towel rail.
Family Bathroom: 
has a roll top bath, wash basin and w.c., heated towel rail and a chest of drawers and mirror.
Shower Room: 
with double shower, wash basin, w.c and a chest of drawers with mirror over.

Garden: There is a private terrace with table and chairs, beyond which is a large area of lawn which surrounds the three holiday properties of Vale Farm Barns. Beyond this are areas of grass and some farm barns where there is a table tennis table, etc. Another barn houses an old farm cart. A great area for the children to explore. This area is fenced and gated.
Parking: Off street  - there is an electric charging point if needed (socket only, please bring along your own lead). 
Heating: Oil central heating.

Shottisham is a pretty village situated between Bawdsey at the mouth of the River Deben and the busy market town of Woodbridge; it is also just a short distance away from the coast at Shingle Street. There are many public footpaths to explore in this area of Suffolk and after getting out and about why not enjoy a well-earned drink in the fantastic village pub called the Sorrel Horse which hosts many social events throughout the year.

It was a lovely stay and the accomodation lends itself to a large group going away to celebrate a special birthday . The accomodation is large enough that even when full you can find space and there are activities for adults and children alike. It is a very nice yet rustic set of barns and I can imagine in the summer it would be even better.

Thank you for a great stay. Barns were clean and warm, lovely underfloor heating, tastefully decorated, great communal space. According to info at cottages, there is a hot tub which we were not aware of so worth checking it can be used (may be seasonal). Tip for future guests is there is tea and coffee provided but take milk for the all important cuppa while waiting shopping delivery!

This is a lovely Barn complex, tastefully converted to retain original features. It was ideal for our family celebration and was fully equipped for self catering. The central heating was fantastic for the cooler months. A very comfortable property with large front and rear grassed areas - ample room for outdoor games! The car parking area was adequate for 4 cars We would book this property again if the opportunity arose! The flowers and wine in the main barn were a nice touch.

These are comfortable, spacious and well equipped barn conversions, with loads of outdoor space and games, and surrounded by quiet, gently rolling countryside. The nearby pub is lovely, a short walk away, and there are endless possibilities for walks. You can hear owls outside at night, and visit the local fields of pigs. It's about an hour's (slow) walk to the river.

If you love the countryside and nature this is the property for you, we loved walking the footpaths and seeing the deer. We hired all 3 barns for a family get together and everything we needed was there, thank you for a great holiday.

Perfect for the 19 of us (including 4 children and a baby). Tastefully renovated with plenty of beds, bathrooms and seating. It’s well equipped in the kitchen areas too. Fantastic fenced in garden with ample parking for our 6 cars.

because i couldn't fault it , we had a great time and there was so much ground outside for the children to play without disturbing the locals ,i only had one fault as i was the one staying in sewell no shower but otherwise perfect

Lovely place to stay with lots of space. Bedrooms were all great and the outdoor space is great for kids to run around. Was great for our group of friends and we're already thinking about coming back again next year! Only feedback is that it would be great to have a couple of extra basic items like oil and tissues. Small thing but would be helpful for a weekend away

Easy booking, regular and clear check in instructions sent. The property was stunning, easy to access, well equipped, well instructed with maintenance and activities. We rented the property for my 30th birthday, and it went extremely with everyone happy with the stay, facilities, location etc. Each barn was extremely clean, and had a complimentary bottle of wine There was some small confusion as to the property address, which led us to the other Vale Farm Barn Estate, but we rectified this as it's just 10 minutes drive away. This could be clearer within the instructions.

Initial booking process did not run entirely smoothly. Did not receive email confirmation without contacting again. Had to request further information regarding property from your office. With regard to the accommodation in general good, well equipped kitchen, warm and spacious. One of the beds in Vancouver had not been assembled correctly. Beds very hard, not comfortable or luxurious. Some Kitchen cupboards in Vancouver in need of repair.

We had a fantastic stay in the barns, two families, bride and groom, bridesmaids and some guests for a wedding at Woodhall Manor so the location was perfect. We all got together again on the Sunday which extended our lovely weekend. The reason I marked down some of the scores slightly was due to the following minor but important points - lack of any hanging in the smaller bedrooms. Obviously this is needed for a wedding and simple hooks on walls would be sufficient - only a small number of rooms had full length mirrors and none in bathrooms - confusing and inaccurate instructions, examples being 1 - waste bins not clearly labelled in accordance with instructions, inconsistent in each barn, communal large bins not labelled as stated and bat barn not identified at all 2 - TV instructions in Vancouver incorrect as no free stat box provided. We had to take from another TV to watch TV in the main room 3 - linen instructions inconsistent in each barn and then different again to the instructions received by email. 4 - sharp cooking knives poor quality and insufficient in number when catering for a large number of people. No knife sharpener. This sort of attention to detail is required to avoid confusion and make the stay perfect. I hope my comments are considered constructive. Overall thought we had a a great stay and it did add to a perfect weekend.

A lovely property for an extended family get together. Lots of space, well equipped kitchens, comfortable beds. It was a lovely setting with walks nearby. A must is the walk to the Sorrel Horse pub for dinner.
