Description

Christmas Cottage is a beautifully converted traditional Suffolk barn. It retains much of the old stud work and beams and incorporates quality finishes. Warm and cosy in winter, it has underfloor heating and a lovely log burning stove. In Summer, guests can enjoy the sun trap terrace complete with its own hot tub, and the extensive gardens.

Once a traditional two storey cow barn with hayloft above, this red brick Suffolk barn has been beautifully converted to create a comfortable two bedroom holiday cottage. Retaining many of its original studwork posts and beams, the ground floor has 19 century slate floors throughout (reclaimed from The Records Office in Chancery Lane, London). Reclaimed wood has been used to create the straight staircase which leads to the first floor where there are wooden floors throughout, comfortable beds and a spacious shower room.  Locally reclaimed materials have been used for finishes wherever possible and there is a lovely wood burning stove in the sitting room.

GROUND FLOOR
Open Plan Room with Sitting area: Comfortable seating, woodburner, TV and DVD player and Dining area: Table and 4 chairs.
Kitchen: Electric double oven with ceramic hob, washing machine, dishwasher, microwave. Larder with fridge and freezer. 
Cloakroom: W.c. and basin. 

FIRST FLOOR
A straight wooden staircase leads to the first floor landing, but does have a stair gate.
Bathroom: Corner shower, separate bath, wash basin and w.c.
Bedroom 1: King sized Hypnos bed, bedside cabinets and lamps, and wardrobe with drawers and mirror.
Bedroom 2: Two 3ft Hypnos single beds with bedside chest, chest of drawers. Hooks and hangers.

Outside: French doors open from the sitting room directly onto a paved terrace with garden table and chairs, and parasol and your own private hot tub. There is a large communal garden beyond, mainly laid to lawn with mature trees and shrubs. 
Shared Games Room: Table tennis, table football, tumble dryer, iron and ironing board. Toilet and shower facilities. Shared with the other properties on site. 
Parking: Private for 2 cars. 
Heating: Oil fired central heating. 
Notes: WiFi, bed linen and towels provided. Christmas Cottage is one of 3 self-catering cottages at Red House Barns, which also houses a number of other businesses such as a wedding venue and Christmas shop (seasonally). As a working farm, there may be associated agricultural noise.

Things we loved = the hot tub, the location was good. Easy access to Saxmundham for supermarkets etc. Close to Aldeburgh and Southwold etc. The Christmas Barn was nice for a wander. Good quality towels, comfy beds. Dishwasher tabs, tea towel, washing up liquid and scourer/dish cloth provided.

Good location for us, kitchen utensils poor, only 2 saucepans, 1 v small, other v large. Not enough cupboard space for food, The twin bedroom, no wardrobe space, nowhere to put toiletries in bathroom. Floorboards very creaky in all upstairs rooms.

4 for cleanliness as you can see thick layers of dust on the spotlights and other out of reach areas. Overall it was good and very friendly. one major thing is the website never mentioned that we could not leave our pet in the property in which we found very hard as we would of liked to go out to dinner on some occasions without the dog.This needs to be mentioned when booking.
