This characterful Grade II listed cottage is located just off Mermaid Street in the heart of Rye, within easy reach of Rye's antique shops and tea rooms, hidden away pubs and independent shops.  Oak House dates back to the late 15th century and is timber-framed and full of original features throughout including exposed ceiling beams, restored wood flooring and a stunning inglenook fireplace.  The property is perfect for families or couples and can sleep up to 6 guests in 3 bedrooms with a modern family bathroom and an en-suite.  There is a spacious sitting room with comfy sofas arranged around the impressive inglenook and a passageway leading to a small garden room with stairs to an outside standing space.  The kitchen is well equipped with everything needed while on holiday, although there are many great restaurants and pubs on your doorstep, you might not turn the oven on! The property has been sympathetically modernised and decorated throughout, retaining many period features, alongside modern and stylish touches.  Shop/Pub: within walking distance Coast: 4 miles

Sitting Room has an impressive inglenook fireplace with an electric flame stove, 2 large sofas, an armchair, side tables, Smart TV.  There is a passage leaving to a small Garden Room with steps leading to outside space
Kitchen/ Dining area has fitted units with a gas hob and electric oven, washing machine, dishwasher, fridge/freezer, microwave, coffee machine.  There is a table and chairs looking out onto Trader's Passage

Out and About:

Rye is a historic town with cobbled streets, ancient buildings, independent shops, cafe-bars, restaurants and a Kino cinema. The town regularly holds many local festivals such as Scallops in February, Jazz in August, Arts and Music in September and the amazing Bonfire procession in November.  There are also themed Christmas celebration every year. 

The Rye Nature Reserve, which is on your doorstep, is perfect for walking and bird watching as over 90 species of birds nest here with 5 bird hides available.  There are reed beds, a salt marsh and saline lagoons, protected rare plants and shingle flowers, grazing sheep and wonderful trails all waiting to be discovered. You can walk out to Camber Castle, originally located on a shingle spit, where it once protected the towns of Rye and Winchelsea before the sea receded. Although no longer open to visitors, it is still a striking landmark worth a visit. There are three local vineyards within 10 miles and there are many local walks in the beautiful countryside, no need to get in the car.  Camber beach with it’s famous stretch of sand is a 40 minute walk away, or a quick hop on the bus. With a large range of watersports on offer at the adjoining Rye Watersports centre there is something for everyone. Winchelsea is again less than an hour away to walk, or a short hop on the train; a lovely beach and a quaint village with lovely pubs. There are many National Trust properties near by and also the famous gardens and historic house at Great Dixter.  For rainy days, the Rye Leisure centre is just around the corner and has a lovely indoor pool. The station nearby provides an easy trip into Old Hastings for the galleries and quirky shops, or over to Ashford for shopping at the large designer outlet centre.
