This beautifully renovated semi-detached barn comprises of two separate dwellings that can be booked together - Rose Cottage and Stable Cottage. The holiday homes are situated on the owner’s grounds and surrounded by far-reaching countryside views. Rose Farm Barns are full of charm and the owner has thought of everything to make this a wonderful getaway for four. These two equally stunning holiday hideaways have a shared entrance door and hallway which then leads to the door for each.

Each cottage has been lovingly restored to an exceptionally high standard, providing top quality self-catering accommodation that is all on one level and there is even a curated art exhibition in both barns. This holiday home is brimming with charm and furnished beautifully – you’ll have everything at your fingertips to enjoy a holiday to remember here. The living and kitchen areas in each self-contained cottage are wonderfully modernised, including a Smeg coffee machine and boiling tap, and certainly have your ease of use in mind with their roomy open plan layout; there are even dimmable lights throughout for the perfect mood lighting. A welcoming wood burner is a focal point in each of these hideaways and makes for a perfect year-round getaway whether you’re dreaming of relaxing after long summer days exploring or winter evenings spent cosying up with a hot chocolate. This dreamy barn conversion provides a very serene setting for your stay with its tucked away location, but your privacy is always key and therefore you’ll find shutters throughout meaning your privacy is never compromised. This charming barn conversion also has an ideal outdoor space to enjoy a coffee on those warm summer mornings. Here, you’ll be able to enjoy stunning views across a wild meadow and water meadow.

Rose Farm Barns, which comprises of Rose Cottage and Stable Cottage, is situated on the edge of the rural village of Middleton. Set in a charming countryside location, positioned inland between Aldeburgh and Southwold, you’ll have a network of wonderful walks on your doorstep and not only that, you’ll be just 3.5 miles from the coast and heath at Dunwich. If you’re a keen birdwatcher or want to enjoy the fantastic walks and wildlife at the RSPB Minsmere reserve, then this is also just 3.5 miles away.

The owners have Rare Breed sheep, Borerays, grazing in a field nearby to the cottages at Rose Farm Barn. Guests are asked to be aware of their proximity and must keep their dogs on a lead if going for a walk around the three fields which the two cottages overlook.

Rose Cottage Details:

Shared entrance door and hall which leads to Rose Cottage and Stable Cottage

Kitchen/dining area: with Bosch oven and induction hob, fridge with icebox, slimline dishwasher, Smeg coffee machine and boiling tap, two high stools, table and two chairs along with a bench seat with cushions. Highchair is also stored in the kitchen.

Bedroom: Super King Size, dressing table, wardrobe, central and over bed lighting controlled by a dimmer switch. Ensuite bathroom with bath, over-bath shower, vanity basin, WC, and storage for toiletries.

Sitting room: a large space with a television, wood burner, sofa and chair. Central chandelier and wall lights controlled by a dimmer switch. A large rug for comfort and French doors leading onto the parking area at the front of the barns.

Cupboard: Containing a Smeg washing machine and travel cot.

Stable Cottage Details:

Open plan room: with exposed timber beams with Kitchen area with Bosch oven and induction hob, fridge with ice box, slimline dishwasher, Smeg coffee machine, boiling tap and breakfast bar and two stools. Seating lounge area: comprises of a sofa, armchair, television, large floor cushion, wood burner, standard lamp, side table, books and games. Customers have access to their owner Netflix accounts.

Utility room: with Bosch washing machine and tumble dryer, sink and drainer, cupboards and storage. Travel cot and highchair stored in utility room. Stable door.

Bedroom: with super king size bed which can be made into twins on request, dressing table, chest of drawer and hanging rail. Central and over bed lighting controlled by dimmer switches.  Ensuite wet room with double head shower, vanity basin and WC.

Garden: Rose Farm Barns back onto a grass area overlooking a wild meadow and water meadow. The grass area has a bistro table and two chairs for each barn and the area is shared with open screening. Access to the rear garden areas is via the front shared entrance door and then walking round the back of Stable Cottage. There is also a large grass area beyond the meadow where you can enjoy a walk around with your dogs.

Parking – private parking for one car for each barn (2 in total)

Heating – gas heating.

Notes – A starter pack for the wood burner is provided.

Location

Middleton is a beautiful village with elegant church, lovely central green and popular thatched pub. It is off the beaten track with no through traffic and comprises pretty cottages grouped around the green and overlooked by the church - it is one of Suffolk's best kept secrets. Minsmere nature reserve is only 3.5 miles away (less by foot), Dunwich and the coast four miles, Southwold ten miles, Aldeburgh seven miles.

The property is in a lovely setting. The views are lovely and it was a peaceful stay away from fireworks, which was the main aim.
