Description

Walk into the stylish living area of No 14 and your first word will be WOW! Not many properties have such a spectacular view across the river to Fowey and either way you look you will spot something engaging. In the distance you can see the sparkling waters of the bay and along the river a variety of watercraft, including the occasional cruise liner, meandering along.

No 14 faces west and benefits from long hours of sun on the substantial front deck where you can snuggle up to watch a blazing sunset. With a separate patio, ideal for a breakfast al fresco, this house has it all. Three en suite bedrooms, a spacious, sociable living area with galleried ceiling and bi-folding doors bringing the outside in, and a family room for watching films. It is very dog friendly with a secure, enclosed garden.

The famous Hall Walk circular walk can be accessed from a path at the side of the house and the South West Coast Path is a short walk away. From here you can try a more challenging hike and be rewarded with some spectacular views across the stunning landscape. Stroll down to the harbour for lunch at one of the local pubs or take the ferry to Fowey to enjoy the many independent shops, cafes and galleries.

From the parking area a steep flight of steps leads down to main entrance into

Kitchen/Dining/Living Room: A spacious open-plan room with clearly defined areas. The kitchen, which features granite worktops, a central island and bi-folding doors leading out to the expansive deck, is equipped with an electric fan oven and induction hob, two fridges, freezer, microwave, wine fridge and dishwasher. The living area provides a dining table and chairs for 6, large corner sofa, Smart TV, wood-burning stove for those cooler evenings and gorgeous views over to Fowey.
Deck: A full width balcony across the front of the house accessed from the kitchen with outdoor furniture, gas barbecue and amazing views.
Snug: 3 seater sofa and easy chair, Smart TV and DVD player.
Utility Room: Washing machine, tumble dryer, sink and door to patio.
Cloakroom: Basin, w.c.

GROUND FLOOR:

Views over the garden and the river, Super King bed (6'), bedside units, chest of drawers, built-in wardrobe and Smart TV. Patio doors leading out to the garden. En Suite Bathroom: featuring a bath, separate thermostatic power shower, basin and w.c.
Bedroom 2: Twin beds (3'), bedside unit, built-in wardrobe and views to the river. En Suite Shower Room: Corner electric shower, basin and w.c.
Bedroom 3: Tucked away and reached by a separate flight of stairs this bedroom also has river views and patio door out to the garden. King size bed (5'), bedside units, chest of drawers and wardrobe. En Suite Shower Room: Thermostatic power shower, basin and w.c.

GARDEN & PARKING: Parking for 2 cars. Additional parking on street. Private, terraced, enclosed garden. Paved patio on first floor level with bistro furniture. Outside tap. Gas barbecue and outdoor dining table on decked area.

Changeover Day: Saturday.
Pet Welcome: Maximum 2; £25 per dog per week. Information about bringing your pet.
Children: If you have children under 5 please be aware of a high decking and external steps. 
Power and Heat: Electricity and oil included in rent, oil-fired heating, initial supply of logs for wood-burner October - April.

Stunning property with great views. Very steep walking to and from polruan but the upside was we all had plenty of exercise went on different walks each day. We ate in most days. Cafe and shops close earlier in January. Very dog friendly would go back for sure.

We had a wonderful time a this property. Location was great and with New Year Celebrations our view of the fireworks was perfect. The property provides easy access to Fowey and the ferry service is excellent. Polruan itself has some very steep slopes and therefore not suitable for everyone, but worth the effort. We would certainly recommend this property to anyone who wants to visit Polruan.

What a beautiful home and stunning views. We've had the best time with the best weather. Fabulous walks along the coast. We can recommend you take the bus to Polperro and walk back, about 7 miles and tough going in places but worth it for the views. Fowey hall walk also great. Lugger inn good for a drink, take away and dinner in the restaurant. A week isnt longe enough!

Simply perfect. We decided on a whim to take a break and couldn't believe our luck. The setting and view must be one of the best in Cornwall. The house is so well equipped and blessed with good weather, we wondered why we ever travelled abroad! We will return!
