Description

This spacious wing of an attractive 18th Century farmhouse is located in a pretty Exmoor Hamlet close to the village of Parracombe and equidistant to the popular Exmoor coastal villages of Lynton and Combe Martin. This lovely property is very comfortably furnished and is ideal for families and couples with great amenities including three bedrooms and four bathrooms and with a private hot tub for that added luxury.  This is a wonderful area for walkers with an abundance of footpaths close by and easy access to spectacular coastal paths in this Area of Outstanding Natural Beauty. This quiet location is a peaceful retreat after a day out exploring the surrounding Exmoor countryside by foot, horseback or car. However if you are looking for sandy beaches there are small coves within a short drive and the large sandy surfing beaches of Woolacombe Bay are only a 20 minute scenic drive.

With two interconnecting lounge areas, multi-generational family groups will appreciate this additional space with each offering comfy seating for 5 and one with a wood burner in large inglenook fireplace. An attractive dining room is adjacent to a newly fitted and well-equipped kitchen and these are great facilities for formal evening meals or leisurely breakfasts whilst making plans for the day ahead. Completing the ground floor area is a newly fitted shower room adjacent to an external door which opens out onto a fully enclosed stone patio with private hot tub for 5. Three good sized and attractive ensuite bedrooms are on the first floor. A double with ensuite shower, a bedroom with twin beds with zip n link option to Superking with ensuite shower room and a further double room which leads through to a bedroom area with bunkbeds and ensuite bathroom facilities. A small fully enclosed garden can be found at the front of the farmhouse and a large elevated lawned garden area (steps access) offers beautiful countryside views.  Visitors have shared use of a table tennis table in an adjacent barn and with the owners riding stables next door why not take advantage and explore this special part of North Devon on horseback.  Young and not so young riders are welcome and lessons can be arranged (all at an extra charge).  This spacious, attractive and well appointed property will not disappoint and will soon become a firm favourite with visitors to Exmoor and North Devon .

This was our second stay at Lower Dean Farmhouse. Outstanding property; spotlessly clean and very well equipped. A beautiful setting, even in the rain! I’ve also used the riding school attached, several times during each stay; good tuition and the horses are very well cared for. House owners next door are helpful and lovely people. Well what can one say, a fabulous time was had by us all. The accommodation and the owners are first class. After a family poll the hot tub, robes and wet room came out on top. Closely followed by table tennis, horses and wood burner. All set in a wonderful part of the countryside.

This is a very nice house, the welcome by the owners, who live onsite, was exceptional. Not something we've experienced previously. They were on-hand to give us detailed instruction on the hot tub and any other requirements. The house is also very quiet, sitting on a quiet country lane which doesn't see very much traffic at all. A nice spot from which to explore the whole area. There's also a nice hillside garden with seating to enjoy outdoor dining accompanied by the joys of nature's birdsong. (We were not able to as the weather wasn't very kind to us). However, the extremely comfortable house was very welcoming.
