Description

This gorgeous village house, within three miles of the seaside town of Southwold, has everything ... great character and charm, spacious living areas, four bedrooms and three bathrooms, wood burning stove and a garden and all within a few minutes of a great village shop and a well equipped children's playground.

Swan House is a pretty Grade II listed and detached cottage in the pretty village of Wangford which is only three miles from the popular Edwardian seaside town of Southwold and is perfect for family holidays during the school holidays or as a great base for couples or groups looking to explore the Suffolk Heritage Coast either by car, bicycle or on foot.  Swan House was originally a public house and has an interesting layout and some original features.

Accommodation:

Entrance: into hall with tiled floor and storage for coats and shoes, doors to spacious dining room and separate living room.

Living room: spacious room with views to the village church, wood burning stove, sofa and chairs, large flat screen TV with Freeview and DVDs.

Dining room: with long table, pew seating and chairs for 8, sofa and music centre, sideboard and open fire.  This room is open plan with the kitchen and the rooms are linked with 7 steps leading down from the dining area to the kitchen.

Kitchen: fully fitted kitchen cabinet with central island unit, electric hob and built in oven and microwave, dishwasher, fridge with small freezer, kettle, toaster, sink and small table with chair and bench, making it ideal for children's tea time.  Door to rear hall and glazed door to rear of the cottage and garden.

Utility room: washing machine, tumble dryer, freezer, storage units and sink.

Cloakroom: with WC and hand basin. 

Storage room: with ironing board and iron, travel cot.

The bedrooms are on two floors:

Bedroom 1: King size bed with iron bedstead, bedside tables and lamps, fitted wardrobe, chest of drawers, en suite shower room with shower, hand basin, WC and heated towel rail, view to the church.

Bedroom 2: King size bed with iron bedstead, bedside tables and lamps, chest of drawers and built in wardrobe, en suite shower room with shower, hand basin and WC and heated towel rail, view to the garden.

Bedroom 3: Double bed with space for a cot, bedside table and lamp, built in wardrobe, view to the garden.

Bedroom 4: Two sets of bunk beds make this an ideal room for children.  Good storage and bookcases with toys and games.

Family bathroom: with free standing, cast iron bath, WC and hand basin.

Outside: the cottage has a small, gated front garden and a terrace at the back with a gas BBQ, together with a larger garden at the back which is partly paved and laid to lawn.  There is also a pond which has a metal grill on top for safety purposes. 

Parking: Private parking for one small to medium sized car only due to restricted access however there is usually parking available in the layby opposite and roadside parking. (Please note the area is too small for a 4x4 type vehicle. Please exercise caution here as you have to cross another resident's driveway)

Notes:

Swan House has full central heating plus the wood burning stove and an open fire in the dining room. A small basket of logs and kindling is provided on arrival in the winter months (November-March).

Bed linen and towels are provided but please bring your own beach towels. 

Wifi is available.

A garden shed is available for storage of bicycles, please bring your own locks if required.

We had a great family holiday in this spacious interesting house and garden. There were three couples and 4 children (one in a travel cot) It is a great location in a quiet village only 3 miles from the beach at Southwold which the children loved. The house was cosy and well equipped
