With wonderful views across Buss Creek and a truly stunning interior, Skimming Stones is a beautiful holiday cottage in the Edwardian town of Southwold on the Suffolk Coast.

The owners have created a house with great attention to details, beautifully styled and completely refurbished.  The spacious light-filled living space combines kitchen, dining and sitting areas and overlooks a designer landscaped garden; it is the perfect room for relaxing and entertaining.

On the ground floor is a large twin bedroom with seating area and views over the nature reserve to the North.

The whole of the ground floor including the living areas, twin bedroom, family wet room and the garden lower deck is designed for wheelchair access (M2 accessibility level) and is suitable for guests of all ages.

There are three more charming bedrooms designed and decorated to add a touch of luxury to your holiday. Each has an en-suite bath or shower room, along with comfortable beds and great views over the garden or open countryside.

This holiday cottage offers a truly wonderful family holiday experience - with all the delights of Southwold on your doorstep. It is within 0.5 miles of the bustling High Street of Southwold and only 0.3 miles to the quirky pier, the sandy beach, boating lake and to the nearest of many fine pubs and restaurants.

GROUND FLOOR

Entrance Hall: On one level from the garden path, door to wet room and twin bedroom.
Cupboard with iron and ironing board, combined washing machine and dryer, water softener.
Living area: Open plan with views over garden. Living area comprises:
Kitchen with dishwasher, electric oven and induction hob, microwave, under counter fridge and separate freezer, toaster, kettle and larder/pantry. Two three-seater sofas and one two-seater sofa. Refectory style dining table and eight chairs. Polished concrete flooring with underfloor heating, inset wood burner. 40" TV with Netflix films available, BBC I Player and digital terrestial, Blue Ray/DVD. Hi-fi system with iPhone/iPad dock. Folding patio doors opening fully, level access to south facing contemporary oak decked area.
Twin Bedroom: Ground floor twin bedded room with seating area with two armchairs and large bay window, TV, clock radio. There is a ground floor wet room adjacent to this bedroom.

FIRST FLOOR
Master Bedroom: with 5' bed and en-suite shower room, WC and hand basin, extensive views over Buss Creek and surrounding countryside.
Double bedroom: with 5' bed and en-suite shower room, WC and hand basin, views over garden.
Twin Bedroom: with 3' beds and en-suite bathroom with roll top bath, WC and hand basin, heated towel rail and views to the west and Buss Creek.
All bedrooms have blackout blinds or blinds and curtains.

Outside: Imaginatively designed and created by the owner of the house who has exhibited his sculptures at the Chelsea Flower Show for 18 years, this garden is a delight throughout the year. Access is through the patio doors or via garden path from the front of the house, onto decking with steps up to the garden. An open-sided garden room with a living green roof, provides a covered seating area positioned to enjoy the views of the setting sun. The garden has oak decked sitting areas and access paths and is mainly planted with shrubs and small trees.

Parking: There is parking for a small car
Notes: Secure bike storage in a small garage behind the back garden. Travel cot and highchair provided. Egyptian cotton bed linen, bath and hand towels and energy costs are included. All duvets and pillows in Skimming Stones are microfibre. High speed unlimited broadband is available at Skimming Stones.
Heating: Underfloor heating with radiators in the bedrooms, together with a wood-burner in the living area. One small basket of logs is provided for the wood-burner on arrival in the winter months (November-March).

This property was lovely! It was very comfortable and clean, and it was perfect for the age range of people in our party (17-80). It was especially suitable for one of our party who has very limited mobility which made the week very straightforward from the point of view of accessing all the downstairs rooms and facilities.
