Overview

Luccombe Barn is a superb detached two bedroom barn conversion situated on the outskirts of the pretty Devon village of Exminster. The Barn enjoys a wonderfully peaceful location and will appeal to couples and families wishing for a relaxing holiday in high quality accommodation. The local village has a selection of shops for everyday needs, three good pubs, a garage and post office as well as a 9 hole golf course and driving range.

The magnificent scenic Devon coastline with a great selection of child friendly beaches are only a short car journey away with, for example, the fabulous beaches at Dawlish only 8 miles away. The historic County town of City of Exeter with its excellent shopping centre and magnificent cathedral is only 5 miles away so visitors can make their holiday to Luccombe as quiet or as lively as they wish.

One unique feature of the barn is that from the very private decking and pretty rear garden area guests are just a fishing rod cast away from a number of coarse fishing lakes where anglers can arrange locally to fish the well stocked lakes for Carp, Tench, Roach etc.

Kitchen/Dining Area

This open plan kitchen/dining area is very light and with a rural style. The kitchen is fully equipped with an electric range cooker, microwave, fridge, freezer and dishwasher. The dining area has a wooden table with four chairs. Also, there is an utility room with a washer dryer, WC and basin.

Living Area

There is a two two seater sofa and a three seater sofa with a coffee table. This area is heated by a log burner. In the corner, there is a TV with freeview and a CD player.

Sleeping

The master bedroom has a double bed with two bedside tables with bedside lamps. This room is heated by a radiator.
The second bedroom has carpeted floor and three single beds.

Bathroom

It has a shower cubicle, bath, wc and basin.

Parking

Private off road parking for two cars.

Outside

Furnished deck, private gardens to rear and side, view over coarse fishing lakes and countryside beyond.

Security Deposit: This property has a refundable Accidental Damage Deposit of £200, which is payable to Original Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

We received a warm welcome and an introduction to the cottage by the owners . It was very clean and very well equipped . The beds were very comfortable with attractive bedding . There was a lovely private garden at the rear in which to relax . The setting was very peaceful but access was down a long narrow lane . We were able to organise a delivery from Tesco which was useful . Highly recommended .
