Situated at Wardens Hall near Ness House, The Avocet is just seconds from the beach via a small pathway; a true beauty all year round and so popular with all ages. A coastal footpath runs along the top of the cliff edge meaning you can take a gentle stroll towards Thorpeness and Aldeburgh should you wish to explore on foot - the views from this high vantage point are breathtaking and really will make you feel 'on-top-of-the-world'. Be sure to stop off at The Dolphin pub halfway for a spot of lunch or perhaps a warming tipple on your way or on your way home ! Keen fishermen may wish to try their luck in the North Sea, whilst others may wish to sit and paint, read, bird watch or sunbathe.

This lovely apartment is part of Wardens Hall (Wardens Trust) and is situated in an Area of Outstanding Natural Beauty. It offer wonderful opportunities for cycling enthusiasts, birdwatchers and those interested in its natural flora and fauna and wildlife. Surrounded by an abundance of footpaths, it has become a popular area for keen walkers and hikers.

With the beach within walking distance, you really couldn't be closer to the sea. A bracing walk or a jog is a must to enjoy this breathtaking surrounding. Of course, those who wish to travel further afield will be pleased to know that the likes of Dunwich, Walberswick, Southwold, Woodbridge, Orford and Snape are all within driving distance - making The Avocet an ideal year-round escape.

The Avocet is accessed down a private drive and has its own private entrance. It has a gentle ramp with handrail leading to the front door - making it accessible for wheelchair users.

Open plan room with comfortable sitting area: 2 armchairs, sofa and woodburning stove, TV with Freeview, DVD player and CD player, Kitchen area: electric oven and 4 ring hob, fridge, freezer, washer/dryer, table and chairs for four. and a hanging cupboard for coats and wellies.
Bedroom 1: Sleeps two and has a zip & link Super King/twin beds (Please specify at time of booking how you wish for the bed to be made up), with dressing table, chest of drawers, chair, and clothes hanging area.
En-suite bathroom: Bath and wet room shower and w.c. (fully equipped for those with disabilities)
Outside: Small enclosed garden with furniture and sitting area facing west.
Parking: Parking for 2 cars directly by the garden gate on the allocated gravel drive next to the fence with access to the front door.
Heating: Biomass boiler.
Notes: Wifi, bed linen and towels are provided. The Avocet is a small extension to Wardens Hall, where a range of activities takes place for young and elderly people often with disabilities. From time to time there may be occasional noise travel.

Pets: Dogs are welcome but please do not allow them on the furniture or beds and please clean up any dog mess.

Accessibility: Situated at Wardens Hall, near Ness House and its two cottages, the Avocet has been thoughtfully designed to be as accessible as possible. With wide doorways and level thresholds, paired with low mounted kitchen appliances and foldaway kitchen table; the furniture and layout has been carefully planned. The bedroom for two comes complete with convenient en-suite bathroom and wet room shower. (additional equipment including riser chairs, a wheelchair, commode and single variable height profiling bed - can be hired on request at the time of booking).

The property also benefits from an extra room, which is usually locked but can be added at the time of booking for £50 per night. This large room has many accessible features including a single bed, rails, accessible bath and risers. Care can be given by a qualified and experienced carer on request at the time of booking.  


The Avocet is situated one and a half miles south of the small fishing village Sizewell in the civil parish of Leiston on the heart of the Suffolk coastline. Peacefully tucked away, Sizewell has an amazing sandy beach running north to Dunwich with no dog restrictions, and is a perfect place for walking, picnicking or a spot of sea fishing. To the south of The Avocet, a mile, away lies the well known village of Thorpeness famous for its boating lake The Meare, the Country Club, Golf Course and The Dolphin pub. Beyond that is the ancient seaside town of Aldeburgh with its Lifeboat Station, fishing boats and fishing huts.
The situation makes it an ideal location for those looking to explore yet avoid the hustle and bustle of the main tourist honeypot sites.

An ideal location for walks and exploring the coastal path and heaths. So peaceful and surrounded by countryside. We loved the walks, and our dog did too. The cottage had everything we needed for a comfortable stay - the bed was super comfortable, and all equipment was provided. It was lovely being able to use the log burner too. We were undisturbed by anyone, which was nice to know we had total peace. Garden nice and secure for the dog.

My wife, dog and I had a relaxing weekend at The Avocet. Property and location as described. About 20 minute walk to The Dolphin, plus we did a number of walks around lovely Aldeburgh, Thorpeness and Sizewell. In the immediate area the largely sandy soil meant most places were not muddy which was good for March, but as our dog likes to run around and explore, the common warnings of adders would have been worrying if it had been high summer.

Loved the remoteness of the cottage and the closeness to the sea. Lots of lovely places to visit nearby. Wonderful wildlife all around. The cottage is ideal for person with disability with adaptations in the bathroom.

Very clean, comfortable and well equipped in a lovely peaceful location. Our dog loved walks along the seashore as did we, the Dolphin was good if a little on the expensive side. My only gripe is the allocated gravel parking space just outside the rear of the garden, there is a pine tree nearby inside the garden, our car became covered with its sap, had to buy some sap remover and spend several hours removing sap that had baked on, wish I had parked in Wardens Hall car park, apart from that we really enjoyed our break.

Quiet, tranquil location 100 meters from the coastal path and beach. Wonderfully placed for walkers - from the doorstep walk down to Aldeburgh and Thorpeness, up to Minsmere and Southwold. Cottage clean, light and bright, warm and comfortable. Lovely bedroom with very comfy bed and pillows.
