Description

Overlooking the sandy estuary beach of Instow this spacious beach villa offers stylish high quality accommodation in an idyllic waterfront setting.  Cleveland Villa has recently been extended and provides ample space for families and groups of friends to relax and unwind. The spacious lounge has large comfy sofas.  For warm balmy days  large French windows extend the living space outside onto a large sheltered patio ideal for outdoor dining. A stylish contemporary kitchen/diner has sleek blue fitted units, underfloor heating and a Bose music system. This bright open space will inspire you to prepare great meals to bring your family and friends together around the large dining table. Four attractive bedrooms all on the first floor include two very spacious bedrooms at the front of the property with Kingsize beds(one with ensuite facilities). You will be awed when you wake up to the wonderful views out over the estuary and there is ample space to withdraw and relax in these large bright bedrooms and enjoy these views. A compact double room and a bedroom with bunks and a single bed can be found at the rear together with a family bathroom.

A large ground level patio area runs along the side of the property and leads up through terraced borders to a raised patio. In addition a cleverly designed raised decked area has comfy leisure furniture and offers views out over the estuary and the opportunity to enjoy the wonderful sunsets over the sea. This well designed external area also provides secure storage for cycles and surf boards. The pretty village of Instow is located where the Taw and Torridge Estuaries meet and flow out to sea and wonderful views across the waters to the fishing village of Appledore can be enjoyed all along the waterfront. With sailing boats of all shapes and sizes filling the expanse of water at high tide as well as Kite surfers and a variety of birds on the waters edge, there is always something to see. The soft golden sandy beach is ideal for children and dogs, with its gentle waters lapping the shore and sand dunes at the far end of  Marine Parade. The village has an excellent choice of pubs and restaurants serving a wide variety of locally caught seafood. There is also a village store with an award winning delicatessen and cafe. Walkers and cycling enthusiasts will love the Tarka Trail which runs literally from the doorstep and offers miles of traffic free footpaths and cycle ways and there are a choice of spectacular surfing beaches and family attractions just a short drive away. For memorable family holidays or relaxing breaks, Cleveland Villa is perfect for all ages and provides a great holiday base at any time of year.

Kitchen/diner with range cooker (6 gas hobs and 2 electric ovens), microwave, large fridge/freezer, dishwasher and Bose music system.  Utility Room/Pantry with washing machine and tumble dryer. Cloakroom with WC and basin. First Floor: Bedroom 1 with King and ensuite shower room with WC and basin. Bedroom 2 with King. Bedroom 3 with King, Bedroom 4 with bunk beds and single bed.  Bathroom with bath and fitted rain shower over bath, WC and basin.

Facilities and Services: Linen and towels. Gas CH and some underfloor heating. Wifi. No smoking. Suitable for a maximum of 7 adults. Two pets accepted. Patio furniture. Parking for up to 4 cars. Short breaks available. Arr/Dep for weekly bookings is Friday

Reviews

Having enjoyed Cleveland Villa in 2022, we returned for another visit this summer. Great to see that it has been updated in places and the result looks fantastic - particularly the sitting room. It's also clear that there has been some investment in new crockery and glassware which was very much appreciated. Overall, we love t he place, its position and the neighbouring area but if I had any comments to make on what else could be done to improve the house / equipment further, they would be a) the dining chairs in the kitchen are really uncomfortable and really need repairing / replacing b) none of the kitchen knives are sharp, c) no tea towels were supplied and d) outside shower was not accessible at all (which was not ideal if you have a salty dog!).

This was our third visit to the very comfortable Cleveland Villa and this year we were delighted to see some upgrading of the facilities. It’s in a great location with easy access to the Tarka Trail and a very dog friendly beach. There are good food choices close by and John’s delicatessen has a selection of local produce should you choose to eat in. The property is clean and well equipped with good quality items.
