Access Statement

Whilst Ty Dolffin has not been specifically designed for disabled access, the house has a number of features which support access.

The parking area to the left side of the house slopes gently towards the road. This area provides for a spacious and safe exit from vehicles.

From here there is a gentle sloping path with three steps up to the front door. These steps can however be avoided by taking a paved path around the front garden pond. The front door has a level entrance into the reception hall with no raised threshold.

Once inside on the ground floor, there are four bedrooms. Two of these have private en-suite bathrooms whilst the third and four share a shower room on a ‘jack and jill’ principle. If appropriate the adjoining doors here can be used in a variety of ways. One of these is for the rear bedroom, normally with twin single beds to use the beach shower room at the rear of the garage.

All bathrooms/shower room are wet rooms with walk in ‘rain’ showers. Bedroom 3 to the rear of the house probably provides the best overall combination of access and space. All doors are 2’9” into bedrooms and en-suites.

The ground floor also has the games room with similar access.

From the reception hall there is the main stair access up to the living area on the first floor. It is however possible to access the first floor via a ramp to the right side of the house i.e. with no steps. This gives access to the house via the rear patio where there is a low threshold door (not quite flat in this instance). Vice versa this gives access from the main living area of the house to the rear patio at first floor level. This ramp was installed for gardening purposes (wheelbarrows etc) and was not designed as a designated disabled access in term of its’ slope and intermediate landing areas. It might however be practical if used with assistance/supervision but we leave it down to individuals to assess for themselves the suitability of this ramp.

Once inside, the first floor opens out into the sunroom and then into to kitchen/dining/and lounge area with good access provided in a mostly open plan design. The doors here are 2’9” into the cinema and wider from the sunroom into the main area.

There is a WC on this floor with a 2’6” access.

The general design and open layout should help to provide a practical layout free from many barriers.

Access to the main bedroom on the second floor and the mezzanine above is via a staircase only.

We wish to point out that emergency exit from the second to first floor level is via a spiral stair.

Air Condition

Ty Dolffin has a mechanical ventilation system with heat recovery. Air is continuously extracted from the house and replaced by clean fresh air which passed through hepa filters before being distributed. Whilst we offer no guarantee, the combination of clean coastal air and the filtration system might go some way to assisting those with at least some types of respiratory problem.

 

Description

Spectacular holiday home in Tresaith in an elevated position with stunning sea views from all levels. Designed and furnished to the highest possible standard, it has a complete 'wow factor' and includes several balconies, cinema room with a 75" screen, games room and all you could possibly need for a perfect gathering of family or friends in Tresaith. The home is also pet-friendly with up to 3 dogs allowed. The large sandy beach is just a short walk away, as is the Ship Inn, a  great local pub that is just on the beach. The Ceredigion coastal path passes nearby by and the area has excellent fishing, cycling, kayaking, canoeing and so much more. This section of the West Wales coast is famous for the dolphins which can be seen from the shore or via a boat trip from nearby New Quay.  

 

Ground floor

As you enter the house, there is a grand staircase leading up to the main living area.

Bedroom 1 - King size bedroom with vanity station. Smart tv. En-suite wet-room/bathroom with corner bath, separate shower, wc and basin.

Bedroom 2 - King size bedroom with vanity station. Wall mounted TV. En-suite wet-room/bathroom with corner bath, separate shower, wc and basin.

Bedroom 3  - King size bedroom with TV leading to en-suite wet room with shower, wc and basin. There is an inter-connecting door to bedroom 4 which can be used as a family suite. 

Bedroom 4 - Twin bedroom with full size single beds. Inter-connecting (and lockable) door to bedroom 3 so that it can be used on its own or as a family suite.

Large games room with supreme pool table, table tennis, dart board, bar skittles and electric piano. Patio doors open out to patio area with outside chess board.

Utility area with 2 x washing machines, 2 x tumble dryers, extra fridge & freezer.

Additional bathroom/wet room ideal for washing down beach wear, sand, dogs or any sports equipment. Shower and wc.

Garage space for any sports equipment and includes a wide range of books and games. 

 

First floor

Stunning fully equipped kitchen with quartz worktops and large island with bar stools. Miele appliances , 2 single ovens, double Belfast sinks, combination microwave, 2 dishwashers, coffee maker, 2 fridges, 1 large freezer, boiler tap and 6 ring ceramic hob.  Extensive cookery books.

Large round dining table, set to 8 but can be extended to seat up to 12. Perfect for a special occasion or gathering.

Lounge with comfy regal sofas and seating with 48" TV and contemporary electric log effect fire.

Cinema room with huge 75" 4k TV, Amazon prime, Netflix and with Bose surround sound system.

Cloakroom with wc and basin.

Orangery / reading room with huge doors opening out to rear terrace area. Comfy seating and a large selection of books and games. 

 

Second floor

Bedroom 5 -  The master bedroom suite with floor to ceiling windows which provide stunning views from the super king size bed. TV, vanity area, seating area with 2 comfy armchairs and table. Spiral staircase leading to mezzanine. Ensuite bathroom/wet room with shower, jacuzzi bath, bidet, wc and basin. From the bedroom, there is a front private balcony with sea views and also access to a huge side balcony that includes sun loungers and deck chairs. Perfect for relaxing and unwinding.

Mezzanine - There is a spiral staircase from the master bedroom up to a mezzanine with 2 single beds.  This means it can be used as a family suite if required.

Large side balcony with separate access to house. Sun loungers and outdoor seating.

 

Outside

Front paved area with small 1 metre deep pond (please ensure young children are supervised at all times). Rear terrace accessed via ramp (outside) or via first floor Orangery. Pizza / wood  oven, BBQ, garden furniture and children's playset. Above the terrace is a well maintained bank of flower beds which are gorgeous when in bloom. 2 balconies with ample outside space.

Electricity & central heating included. Underfloor heating throughout via ground course heat pumps.

The following items are also provided at the cottage for your stay… Kitchen: salt and pepper, kitchen roll, washing up liquid/dishwasher tabs, new dishcloths and scourer, general larder ingredients such as spices and herbs, flours, oils, vinegars etc. Bathroom: soap and 2 toilet rolls per toilet. General cleaning products: bleach, shower cleaner, anti-bacterial spray etc.

Pets allowed  - 3 dogs max and no puppies / young dogs allowed.

Pizza oven– fire wood, lighters pizza peel and cookery books included.
