Access Statement

Parking and Entry
Sandpiper 2 is situated at The Cove, a new development in Fishcombe and only a 10-15 minute walk from the centre of Brixham. The development is approached via electronic entrance gates with secure key pad entry system leading into a communal driveway and 3 car parks, where there is allocated parking for one car, plus ample visitors parking. The property is on the first floor and accessed via a board walk approximately 100m from the parking.
From the flat decked walkway there are 14 cement tiled steps with a width of 90cm, a hand rail on the right follows the steps up to a timber planked walkway, followed around to the right you will reach the doorway which is 88cm wide and 2m tall with one outside light.

Kitchen/ Living and Dining Area
The kitchen is directly to the right upon entering the property and has level access with wooden flooring and is 96cm between the work surfaces, it is fitted with a modern range of units, drawer units and matching wall mounted cupboards over the work surfaces. There are 4 recessed spotlights and a window to the far end. It includes standard equipment such as integrated ceramic hob and oven plus extractor fan, a built-in slimline dishwasher and washer/dryer.
The kitchen table located to the left of the kitchen is pushed against the wall allowing wider access. The table is 73cm to the underside from the floor and the four chairs available are 47cm from the floor to the top of the seat cushion.
The living area is located to the left once through the doorway and consists of two 2 seater sofas, the height from floor to seat cushion is 44cm and the height of the arm rest is 70cm. The coffee table centrally positioned is 51cm from floor to the top surface and there is one side table between the sofas, this is all oak moveable furniture. The flat screen TV is wall mounted over another coffee table, which again is 51cm to the top, the TV is 130cm high to the base and 183cm to the top of the screen. There are 6 spotlights and 1 table lamp within the living area and 2 wall hung electric heaters.
To the far left wall you have double sliding patio doors with an 8cm high step to reach the decked balcony which includes 4 chairs and a table of lounge furniture for the terrace and one outside light.


Bedroom 1
The doorway to the master bedroom is from the living area and is 73cm wide, it has step free access onto carpet.
 The standard double bed is 65cm from the floor to the top of the mattress and is positioned to the left of the doorway. At the end of the bed there is a wall mounted flat screen TV which is 140cm from the floor to the base and 174cm to the top of the screen. There is also a wall hung electric heater underneath slightly to the right.
To the right of the bed is a small bedside table which measures 59cm high and to the side is a built in single wardrobe with a mirrored door.
Following around to the left, between the end of the bed and wall, the access is 35cm wide and this reaches a patio door with another 8cm step onto the same decked balcony. There is also another bedside table with lamp, and 3 recessed spotlights over the room plus vertical blinds at the patio door.

Bedroom 2
Bedroom 2 is also accessed off the living area and is adjacent to bedroom 1, it has step free access onto carpeted floor and the doorway is 70cm wide.
It consists of 2 single beds to the right which are 2'6” wide and 63cm high to the top of the mattress, there is one bedside table which is 59cm high and placed between these beds with one lamp.
There is a wall hung heater opposite the doorway and to the left far corner a wall mounted flat screen TV which is 134cm to the base and 168cm to the top of the screen. There are 4 recessed spotlights and one medium window to the end of the room.

Bathroom
The bathroom is accessed from the living area to the left of the kitchen table, it has a sliding door which is 65cm wide and step free access onto tiled flooring.
It is fitted with a modern white suite compromising of a low level W.C which measures 41cm to the top of the toilet seat and a wall mounted wash hand basin which is 81cm high to the lip of the sink to the left of the room.
Opposite the doorway is a small bath which is 145cm in length and 55cm wide with an electric wall mounted shower over and a hinged glass shower screen plus a small window above the bath. There is a chrome ladder style heated towel rail/radiator to the right of the room.
There are two recessed spotlights and one wall mounted light above the shaver point which is located above the sink.

Stay at this well-appointed apartment for a seaside trip in a small group of family or friends. Your surroundings are guaranteed to be stunning – it’s located within an Area of Outstanding Natural Beauty, 30 metres from the South West Coast Path and less than 200 metres from the beach. When you’re seal and dolphin-spotting from your balcony, you can spend happy holidays swimming or kayaking in Fishcombe Cove or head into nearby Brixham (1 mile) to wander around the harbour and galleries, or eat out at one of many cafes and restaurants.

The apartment is tastefully furnished, a private sunny balcony featuring rattan funiture and a light colour scheme with splashes of coastal tones. For enhanced security, entry is via electronic entrance gates with a keypad system. The spacious open-plan living area comprises a modern kitchen and a table & chairs for enjoying meals. When it’s time to kick back after a fun-filled day, the lounge section is great for relaxing, with sofas, a Smart TV and a Bluetooth speaker, and double sliding patio doors leading out onto the private sun filled balcony. You’ll find a twin/super-king-size bedroom plus a double bedroom with a sliding door leading out to the balcony, so you can step outside and breathe in the sea air first thing in the morning. Both bedrooms have TV/DVDs. In the bathroom, which has a shower over the bath and a WC, there’s a heated towel rail for extra comfort on chilly days.

The decked private sunny balcony has fabulous views letting plenty of light into the apartment. There’s a table and chairs for enjoying meals in the fresh air. On a warm day, the sun loungers are ideal for kicking back on, perhaps with a jug of something refreshing perched on the adjacent table.

The cove - sandpiper 2- brixham, absolutely fantastic!! The views are stunning, the apartment was clean, fresh and tidy not too mention all the little touches, which were included like providing binoculars?! Amazing!! You could relax on the balcony and watch sea birds/wildlife/boats ect ‘close up’ bringing it all to life. The fine touches go a long way! Also, the peace and quiet of the site was wonderful and basically we can’t wait to come back! Thank you Sandpiper 2! X
