Access Statement

The Cottage is an old building and its adaptability for visitors with restricted mobility has been limited. However we are keen to encourage the less able who wish to enjoy the access to wildlife that the cottage is able to offer. The owners live four miles further up the valley from the cottage and can be called upon for advice. With prior warning some difficulties with the furniture and fittings may be overcome and the owners are willing to adapt some things, where possible, as required.

Visitors can park on the small forecourt of the Cottage and there is level access to the cottage. Visitors arriving late at night are advised to bring a torch as the cottage is very dark. The fitted outside lights can be left on by arrangement with the owners.

Alternative parking is in a lay by approximately 100ft from the front of the Cottage on the opposite side of the road. There is no street lighting. There is a narrow pavement opposite the lay by down to the cottage which should be used with care. The road is fairly quiet but there is only an advised slow down sign, there is not a speed limit in operation, so visitors must be alert to traffic.

The front door is insufficiently wide to allow easy wheelchair access.

The living area is on one level and visitors may have a good view of the garden, river and surrounding hills from a high vantage point through the window of the sun room.

There is a step over from the sun room to a small patio to the side of the house where seating can be arranged. There are 39 shallow steps down in to the garden; there is a metal hand rail in place. The patio area can become slippery when wet with leaves and stout shoes are advised when necessary. The washing line is at the bottom of the steps and can be accessed relatively easily but the ground beyond the steps is uneven down to the river and requires some dexterity.

The patio also leads to the outhouse where the tumble drier is situated. The drier is front opening and easily accessed but the outhouse is fairly narrow.

The kitchen has surfaces at a standard height but the gate leg kitchen table is lower.

The oven is low level and has a drop down door. There is a washing machine and dishwasher which are at low level. The microwave oven, toaster and kettle are on the kitchen surfaces.

There is a walk in pantry with low accessible shelves. The kitchen cupboards at wall height are easily accessible to individuals of average height. The owners are able to move equipment in to lower cupboards and the pantry upon request.

The Fire blanket is easily accessed and the fire extinguisher is moveable and can be put at a lower height if required.

The telephone is mobile and can be taken around the house provided it is replaced on its holder for recharging as required.

The cottage does not have a hearing loop for the televisions/videos which are of standard size and not suitable for those of limited vision. The television in the sitting room has a remote control.

The lounge area has two standard high backed wing chairs and matching sofa. There is a wood burning stove for occasional use. There is a carbon monoxide alarm attached to the wall beside the fireplace

 

There is a door at the base of the stairs which can be clipped open. The stairs are relatively steep and have two handrails in place. There is a flat standing area before the turn for the last two stairs where there is just one handrail.

The bathroom and lavatory are upstairs, there is no downstairs lavatory.

The bath is of standard height with grab rails. There is an electric shower over the bath and a bath slip mat is provided.

The lavatory is behind the bathroom door and does not have grab rails.

The upstairs landing is comfortably wide and there is a plug in night light for visitors. The battery powered fire alarm is fixed to the ceiling at the top of the stairs.

The double bedroom contains a firm double wooden framed bed of standard height. Access around sides of the bed is approximately 2ft each side. There is easy access to the wardrobe and chest of drawers. There are two bedside tables with lamps.

There is a small built in wardrobe on the landing.

Bedroom two has two firm wooden framed single beds of standard height on each side of the bedroom. There is limited access between the beds of approximately one and a half feet where they overlap. There is a chest of drawers beyond that point.

Each bed has a light source.

The cottage is centrally heated with an adjustable thermostat in the kitchen just above the kitchen surface. All radiators have an adjustable thermostat.

All the doors have lever handles but the sink taps are of the grip variety.

Although the cottage is thoroughly cleaned between guests customers with allergies to pets are advised that occasionally visitors have brought dogs in to the cottage.

Y Rhosyn Holiday Cottage enjoys spectacular countryside views. Ideal for walking Mid Wales it is set in a wildlife haven, on a site of special scientific interest and with a nearby nature reserve this is the perfect location to relax and enjoy the countryside or to explore Offa’s Dyke and the Borderlands.

Achieving the highest standards of sustainability the cottage is a Green Tourism Gold Award Winner and this fits perfectly with the area and abundance of wildlife. Recent sightings from the cottage include a family of Otters and amazingly the young pups wandering up the riverbank and badgers.

Ground Floor

Sun room – Superb panoramic views across the Teme Valley. There are large patio doors leading out onto a balcony making it the perfect spot to relax and watch the wildlife or just enjoy the scenery. The room benefits from under floor heating, VHS player with a selection of children’s and wildlife programmes to watch.

Lounge – Perfect for relaxing in front on the fire the comfy cottage style lounge has a TV, DVD and a large collection of books and local information that guests are welcome to enjoy. The lounge has a 2 seater sofa and 2 high back chairs, wood burner with some logs provided.

Kitchen - Fully equipped kitchen with electric oven, microwave, dishwasher, fridge, freezer, slow cooker, and toaster. Many cooking essentials and also cookery books available.

First floor

Double bedroom - A pretty blue room with old fashioned handmade patchwork quilt covering a standard double bed. Two bedside cabinets with drawers and tall bedside lamps. Double wardrobe, chair and chest of drawers with overhead large wall mirror. Carpeted throughout with added rugs for barefoot comfort. Overlooks sheep field and Beacon Hill.

Twin Bedroom -Gentle pink room with two 3’ single beds, bedside lamps, a bedside table and chair. Chest of drawers with overhead mirror and table lamp. Carpeted throughout with added rugs for bedside comfort. Overlooks sheep field and Beacon hill

Bathroom - White bathroom suite with overhead electric shower. Shaving point and shaving mirror, long mirror bathroom cabinet. Views across the hills and down to the river.

Garden

The garden includes patio furniture and is a wildlife paradise and has been specifically designed to encourage the insects, mammals and birds. There are 39 steps from the balcony and upper area down to lower garden meadow and the garden also borders the river where guests are welcome to dip their feet in on a hot day.

Visitors to the garden have included otters and badgers while amongst the birds to be seen in season are buzzards, kites, nuthatches, tree creepers, blackcaps, goosanders, pied flycatchers, wagtails, dippers in addition to the common garden birds.

If you want a cosy cottage getaway Y Rhosyn is fabulous. Birds gather outside the windows. The sun room is delightfully warm even in winter. The log burner makes it extra cosy. Walks on the doorstep. Dogs made very welcome. Lots of books, DVDs and games to occupy any spare time. Lots of kitchen equipment for self catering. Owners very friendly and knowledgeable. We loved it.

Location

Y Rhosyn Cottage is located at the end of a small row of 3 cottages in the peaceful Teme Valley and is ideal for walking Mid Wales. The market town of Knighton is 6 miles in one direction while Newtown is 14 miles in the other direction. The nearest pub, along with the nearest shop that stocks a range of locally sourced items and essentials is only 2 miles away.

Knighton know as ‘Tref y Clawdd’ in Welsh and that translates as Town on the Dyke. This explains its location on the Welsh-English border. In fact there are a few streets in the town that are actually in England. The town has several interesting places to eat and also has 4 tea shops. Knighton has one of the best preserved sections of the dyke, that in total 176 miles from the Severn Estuary in the South to Prestatyn in the North. Originally designed as a huge earth work to mark the border between the 2 countries is it now one of Britain’s longest trails and a favourite with walkers.

We recommend The Radnorshire Arms in Beguildy (2 miles) and The Castle Inn at Knucklas (4 miles) if you’re looking for great local pubs and great places to eat. 

The cottage is around 30 miles from both Builth Wells and Hay on Wye, making it a convenient place to stay when visiting either the Royal Welsh Show or the Hay Literature Festival.

The area is fantastic for walkers are there are many walks, trails and path to be enjoyed including walks directly from the cottage. For families there is also The Offa’s Dyke Centre in Knighton that is the hub for many activities on the Dyke and also includes a skate park and children’s play area.

Golf
Designed by 6 Times British open Champion Harry Vardon Knighton Golf Course is a 9 hole hillside course with great views. 6 miles

Bird Watching
Many birds visit the garden and the red Kites soaring above are a great site. There is also a Red Kite feeding Centre in the Elan Valley that is worth a visit. 30 miles

Horse Riding
Trekking and rides available at Pen y Bont with many different routes through the surrounding countryside. 12 miles

Walking
From the cottage you can join the trail to the Beacon Hill Nature Reserve and Offa’s Dyke can be joined nearby 0.4 miles

Cycling
Great road cycling on quiet country lanes from the cottage also bike can be hired.

The Rhayader round Mountain Biking trails suit all levels and distances including 2 of the best downhill MTB trails in the UK. 30 miles.

Fishing
The River Teme at the bottom of the garden is quite noted for its barbell fishing downstream but also holds stocks of wild brown trout and has a salmon run. Day tickets can be purchased.
