Access Statement

The property adjoins the main road 1.5 miles from Machynlleth, a “Carriage track" bordered by trees leads to the house which stands in an elevated position.

There is parking suitable for 5 cars, the car park is on an incline and is made up of gravel, the car park leads to 6 uneven slate steps and the decking that leads to the front door. There is outside lighting at the point of the steps and to the side and front of the house. The front door has 1 step up to it and there is a threshold when entering the house.

Through the front door there is a hallway of which the lounge to your left and dining room to your right lead off it. The main stair case to the first floor is straight ahead. The large entrance hall is suitable for shoe storage and hanging coats.

An information folder is produced in size 16 font , free wifi is available and a welcome homemade cake is provided on arrival with complimentary tea, coffee, sugar, milk, olive oil, and dried herbs.

Lounge – The lounge has 2 leather sofas and a low coffee table, a large rug covers most of the floor, underneath are wooden floorboards. There is a wood burning stove and a large log basket at its side. A fireguard is supplied. A large 50” TV with freeview and glass stand are situated at the Bay Window. A DVD player is on a low shelf under the TV. An inventory of DVD’s is available in large print.

Dining room – The dining room has a wooden floor, and a large heavy oak table with seating for 10 people. A large sideboard is along one wall. Here is also a cupboard library with books, maps and games for guests to use. A child’s high chair is also situated in the dining room.

Kitchen – There are 2 steps down from the dining room to the kitchen and the down stairs toilet. The kitchen has a built in fridge freezer, washing machine and dishwasher. The electric range oven is on your left as you enter the kitchen. Dishwasher tablets and basic cleaning equipment provided. There is a doorway from the kitchen which leads to the back door and the outside hot tub and decking area.

The large down stairs toilet with sink is accessed off the kitchen.

The main stair case is carpeted and has a left handed banister.

The first floor accommodates the main bathroom and 3 double bedrooms all with wall mounted televisions.

At the top of the stairs and to the left there is 1 step up to the back bedroom, this ample well presented room has a king size bed which can be accessed from both sides, with a shower en- suite and toilet.

One of the front bedrooms also has a beautiful modern king size bed which again can be accessed from both sides and a shower and sink en-suite. The second cosy bedroom is smaller and has a double bed.

All bedrooms have a built in wardrobe, dressing table and stool and a set of drawers in the rooms.

The bathroom has a spa bath, sink and toilet.

The first floor landing has a wooden floor and a large rug underfoot.

From the first floor there is a carpeted staircase leading to the attic bedrooms. This staircase has a low ceiling at the top and guests are made aware to mind their heads on ascending and descending these stairs.

The 2 attic bedrooms have sloped ceilings on both sides. Wooden floors throughout with a rug on the landing. Children’s toys and table and chairs are also available here.

The Gardens – From the car park there is access to the front garden through a side gate. The Garden has a bench to sit on and admire the views. The front garden is also accessible from the front decking down wooden steps at the far end. This garden has mature shrubs and trees and some old uneven slate steps.

The side garden is on a slight incline and can be accessed from the front garden through a gate and down 2 steps or the back door from the kitchen. The back door leads onto the side decking and the hot tub. This area is paved and this paving extends around the house. The decking has a table, chairs and a gas BBQ.

The back garden is on a very steep incline and is not suitable for walking or as a play area.

Ground Floor

Spacious family kitchen with modern units, electric range oven, built in dishwasher, fridge freezer and washing machine. Easy access to decking and outside seating, BBQ area and hot tub.

Dining room with a large oak dining table and chairs for 10 in front of a lovely bay window that makes the most of the glorious views. Library with a selection of books, maps and games for children and adults.

Beautiful, welcoming lounge with another scenic bay window, cosy woodburner and a large 50” TV with freeview and DVD player. 2 leather sofas and a low coffee table, wooden floor with a large rug.

Cloak room - Spacious downstairs toilet.

Upstairs - First Floor

3 double bedrooms all with a wall mounted TV, built in wardrobe, dressing table and stool and a chest of drawers. Towels and locally made Welsh soap also provided in every bedroom.

Bedroom 1 – Large, light and airy bedroom with king size bed, en suite shower room and toilet. Rear garden views.

Bedroom 2 - Large comfortable bedroom with king size bed, en suite shower room and an amazing view down the Dyfi estuary.

Bedroom 3 - Beautiful double bedroom with the same amazing view as bedroom 2.

Family Bathroom - Modern spa bath to relax and unwind with over bath shower, wash basin and WC.

Upstairs - Second Floor

Attic landing - spacious area with children’s toys, table and chairs.

Bedroom 4 & 5 - Two attic rooms, both laid out as twin bedrooms.

Garden

Surrounded by its own grounds, this beautiful accommodation with hot tub facilities offers the perfect setting to relax and enjoy the stunning estuary views. Decking with garden furniture for up to 10 guests, BBQ area with gas BBQ facilities and a hot tub with a view. Enclosed lawn area.

The expansive front garden is beautifully tiered in a way that blends naturally into the amazing landscape beyond. Sitting on the garden bench, you really could believe that the view in front of you is all yours.

Reviews

A lovely house for us, a family party aged from 3 to 66. The house was most comfortable and the kitchen very well equipped with lots of large pots and dishes and plenty of cutlery and crockery. It was good to have car free days and walk or get the bus from nearby into Machynlleth on the busy market day or enjoy the scenery on the way to Aberystwyth.

Although I was informed at all stages by you company, when I called the owners to let us into the property they had no idea that they had a booking? So we’re not expecting us some of things in the house were not ready for us. Other than that the house itself is like a home from home and the surrounding ares are absolutely stunning.

Location

Plas Rhiwlas is a family run home from home situated in the picturesque surroundings of the Dyfi estuary. This large accommodation with hot tub facilities is set within its own private grounds, within walking distance to the lovely village pub / restaurant in Derwenlas. It offers panoramic views that extends naturally from the bottom of your garden.

Set in an elevated position, it is also just 1.5 miles from the vibrant and historic market town of Machynlleth. Known as the Ancient Capital of Wales, it offers an abundance of quirky shops, restaurants, cafés and takeaways along with a range of amenities such a supermarket, garages, banks etc. It is also home to the oldest street market in Britain every Wednesday and MOMA Wales, a showcase of modern Welsh art. A walking / cycling route leads directly from the village of Derwenlas to Machynlleth.

There are plenty of good eating establishments in the area, including Black Lion on your doorstep, the Pizzeria and Bistro Number 21 in Machynlleth and Glan yr Afon and Y Garth in Pennal (6 miles). It is also worth mentioning Sea Breeze restaurant in Aberdyfi (12 miles) and for some fine dining, the Michelin star restaurant at Ynyshir. There are good local pubs as well, including the White Lion in Machynlleth with a range of good ale.

Plas Rhiwlas is close to beautiful beaches, the university town of Aberystwyth and is an ideal location to visit the delights of Snowdownia National Park and the Ceredigion coast. Some of the main attractions nearby include Ynys Hir RSBP Reserve (recently televised ‘Springwatch’ location), the Centre for Alternative Technology and King Arthur’s Labyrinth (an underground adventure). The Dyfi Osprey Project and Tal-y-llyn steam railway also offer good days out and for something totally different; why not venture to Blaenau Ffestiniog for some zip wire and Bounce Below adventure.

Walking

  • Lovely footpath that can be accessed from the cottage. 0 miles
  • Glyndwr's Way - a long distance footpath in Mid Wales that was granted National Trail status in the year 2000. Join the path within 0.5 mile of the cottage.
  • Dyfi Valley Way follows the River Dyfi from the estuary in Aberdyfi to the source at the summit of Aran Fawddwy and back down along the south side of the river via Machynlleth and down to Borth. Join the path in Machynlleth, 1.5 miles.
  • Cadair Idris (mountain) – 3 main routes starting from Minffordd (10 miles), Abergynolwyn (13.5 miles) and Dolgellau (17 miles).

Cycling

  • Cycle route to Machynlleth can be accessed from the cottage. 0 miles
  • Dyfi Mountain Biking – 4 circular routes that can be joined in Machynlleth. 1.5 miles.
  • Mawddach Trail – Suitable for all ages. Perfect for cycling, walking and for wheelchair users. Dolgellau (17 miles) to Barmouth.
  • Coed-y-Brenin Mountain Biking Centre – Suitable routes for all ages. 24 miles

Fishing

  • River Dyfi offers excellent fishing and is famous for its brown trout, salmon and sea trout. Permit required. 0 mile
