The early 19th Century barn has been renovated and furnished to the highest standard with careful attention to preserving many original features. Originally the estate carpenter’s workshop, Pelican Barn is a truly unique retreat, having been sympathetically restored boasting hardwood oak and cherry floors and a spectacular handmade oak staircase. Pelican Barn best suits adults due to the configuration and open-plan space offering a perfect adults retreat.
Escape urban living and ‘bring the outside in’ with super impressive barn doors leading directly onto the garden or on cooler days snuggle up in front of the wood burning stove and enjoy treetop views from the first floor sitting room. With bedrooms and living spaces on both floors the property is ideal for those with some mobility issues. Outside there are quiet and secluded seating areas including an east facing raised patio area and a more shaded north side woodland area perfect for catching the evening sunshine whilst enjoying a barbecue, fire bowl or just watching the wildlife.  Shop/Pub: 2 miles

Garden: Enclosed gardens with quiet and secluded seating areas include an east facing raised patio area and a more shaded north side woodland area, perfect for catching the evening sunshine whilst enjoying a barbecue, fire bowl or just watching the wildlife. Enjoy the wood fired 4-6 person hot tub with LED multicoloured lighting and hydro massage air bubble system.
Parking: Shared parking for two cars with 16 amp car charging point for those with electric vehicles
Heating: Oil fired central heating, under floor heating to the ground floor, wood burner and radiators to the first floor. Please note a starter log pack will be supplied.
Pets: Two well behaved dogs welcome. The rear garden is fully fenced and dog proofed although not fully secure to most determined jumper and climber. Keeping watch on your pets at all times is still necessary for total peace of mind. Please be aware there is a yew hedge and several yew trees on the property which are toxic to mammals, especially dogs. Please keep pets under control at all times and see our booking information regarding pets.
Also provided: Towels. Books and games. Two Hairdryers. WiFi, Bluetooth speaker. Tassimo coffee 'pod' machine (pods readily available from local supermarkets). Car charging available (the electrical charging point is a ROLEC Type 2, 16amp/3.6 kW).
Notes: This is a non-smoking property. Mobile reception – variable. With lovely hard oak stairs and open-plan living Pelican Barn is not suited to families with younger children.

Ketteringham Hall estate is surrounded by open parkland, Lady Belt Country Park and conservation areas within this thousand acre estate creating a tranquil haven for wildlife. The Hall was once the home of Team Lotus whose Formula One race shop was situated in the courtyard. The Orangery, which was once the Lotus drawing office, now houses the beautiful Orangery Tearooms, open for coffee, lunch and afternoon tea five days a week, why not book a picnic hamper and on a sunny afternoon, during the cricket season, experience the quintessential village cricket scene.


Wymondham is the closest market town with traditional shops, pubs, an Abbey and supermarkets. The nearest Park & Ride for Norwich is 4 miles away, where you can park for the day and visit the spectacular historical sights of Norwich or enjoy one the UK’s finest retail cities and many fine restaurants and pubs. Norwich also has a thriving arts culture, with theatres, museums, galleries and festivals. There is also an impressive Norman castle. Pelican Barn is also within two miles off the A11 and the A47 Norwich Southern Bypass which opens up easy access to the Norfolk coast 35 minutes away, and the Norfolk Broads. Several nature reserves can be reached within 30 minutes.

Stunning property in an excellent location, quiet but still close enough to amenities to be convenient. Probably the best equipped rental home I have stayed in, with everything to hand that you could possibly need. Would serve equally well as a base for exploration or as a week’s quiet hideaway. Excellent communication from the owner prior to our stay, giving us full instructions for hot tub care and operation, plus other useful information. Cannot recommend this property highly enough.

Great to return to lovely quiet location after busy day at the beach, house has everything you need and loved the upstairs lounge area to chill out. Perfect for dogs and secure garden, hot tub was a bonus!
